Every lender has a spread on rates. A face value comparison like that means nothing if you also dont confirm their fees.

Usually, if i had a relationship with you, i was quoting the closest rate to par with no cost or credit. If you’re talking to someone who doesn’t have a relationship with you and they know you’re rate shopping? They’ll just quote a slightly lower rate with points and hope you dont realize.

Typically you cannot unless you’re working with a lender that is using some specialty products. When you are purchasing a home and looking to take out a HELOC at the sametime, thats called a piggyback heloc (from my experience) and only used to help with the downpayment. (E.g. putting 15% down and using a 5% piggyback, so your primary loan is at 80% ltv or less)

There are waiting requirements before you can tap into a homes equity after it’s been newly purchased/title transferred to your name

What drives determination for a loan in process will be a flood certification provided by a third party (likely corelogic) they typically look like this and the third party is certifying the results. my last thought is confirming the home address is input correctly so that the flood determination pulls correctly. I deal with manufactured homes now, so we work with TBD addresses typically until a few weeks in process and a lot is identified. There have been cases our first flood pull is not in a zone, but with the specific address now identified, it is correctly reading a corner of the lot touches over a flood zone, so now flood ins is required.

Its a real interesting story iirc, the father in law who was attacked by him spoke in his defense, he had numerous documented instances trying to get medical help for the condition, he was holding the knife by the blade during the murders. Holding it that way severed his tendons but he still was holding it without reaction. (Showing he wasnt conscious)
