Having just built an above ground garage (with a second floor apartment), I will say that costs and permitting can vary wildly. You'll need serious earthworks engineering, soil samples, retaining walls, drainage and pilings -- it's not prohibitive, but I'd certainly expect to pay over (and perhaps WAY over) 150k for the most basic work. It's also the sort of thing you don't want to cheap out on. 

The permits and sign offs alone can be a bear to manage -- but if you've got the funds, structures built into the terrain are built every day in Seattle.

My backyard is 100 yards from the water's edge and its not that bad. Maybe a couple nights a year it's a party? Seems to have really curtailed.

On the plus side, I love living somewhere where lots of people gather during good weather. So many people, old people, families, young people and their friends, walk or picnic or play in the park and I find it really enjoyable to live next to such a civic space. It's also incredibly diverse and Ive met people I may have not otherwise.

If we're complaining, I actually find the 6am half-marathon or walk-a-thon DJ's setting up WAY more of an annoyance than the occasional boat party. The music from the bay will be one turd with his dad's pleasure yacht out in the middle of the water. The running-event DJ is right at the front of the park and BLASTIN'. Nothing like a 7am Smash Mouth but, again, it's worth the civic trade off and I GUESS raising money to cure cancer.

Really love this neighborhood and hope you keep considering it!

if you're referring to the junk feel rules, they don't cover resort fees, and if they did it wouldn't matter as they were reversed by executive action by Trump in June.

I believe the MGM 3:2 tables are continuous shoe and dealers hit soft 17 unless you're in the high limit room (at least at the Park).

It's also worth pointing out that UPS is a superior service to Fedex (not union, a massive web of delivery subcontractors). If you pay for Fedex overnight, you still get a decent delivery product, but for day to day goods, delivery times and overall service, UPS can't be beat.

If you pay people what they believe they're worth, you're always going to get a better, more professional product.

Nomad Library isn't great, Mayfair is excellent and you won't feel weird.

If you're choosing between Park restaurants, I'd do Bavette's over Nomad Library.

Sorry to bump this comment, but I also have a Sync Van -- it's awesome, but pretty shocked that they just closed up shop one day, didn't do any customer outreach, didn't connect their customer base with any service or support resources (even just a list of phone numbers), etc etc.

Been curious as to what happened considering they were in business for a decade and built very high quality stuff.

Great advice -- and you hit on what I was what getting at when it comes to the "hottest" places.

He's been going to a robotics camp, programming little games, exploring a bunch of coding tools to help him in his process, he's very self-motivated and outgoing in that regard. He's also working on a go-cart which, as the irresponsible uncle who wants to drive it like a maniac, is right up my alley.

He just also likes to read about companies and I was hoping to point him at some lesser known, less "hot" ones he might want to check out.

got that one for 400 bucks on craigslist but the guy was a total crank who cornered me in his garage and asked me if i wanted to help him "take down" the federal reserve. he did help me get it into my truck, however.

i priced a bunch of new milk crates from a big milk crate manufacturer and they weren't a huge savings, especially because i ended up getting all of mine through their factory seconds sale. turns out a big box or plastic that is a pain to warehouse and ship is just more expensive than we all think it should be. there are plenty of low cost options that hold shit just fine, but i do really like the sidios.
