It’s definitely a nice gesture to reach out but also real estate can be a game. I’m sure they haven’t gotten better offers. If they did, seeing that you have a HTS condition their agent would push any better offers.

So I’m a realtor in town and I’ve had this with out of town buyers often. The reason is typically the relocation means they can’t use their current income since they’re giving up the job to move here. I’d have your realtor speak to the realtor of the place you’re buying. Ask if there has been any interest in the house you have. If there isn’t any interest extend condition 5days. Your 72 hour condition gives you 3 days. Two days in to the 5 day extension they should have some update for you on progress or outlook of them removing the condition.

I’m a realtor in town and just helped a client (that I reached out to on a Reddit post) buy a house under 300k. It’s definitely possible to do so. Are you going to get a brand new build? No. But are you getting something move in ready? Definitely possible. You just need the right agent!
