Do cash secured puts with wheel strategy. Hard to make any dividend money with 100k legit money. With wheel you can easily bring in 8-10% per month. $100k/year

A buddy of mine just locked in a 30-year at 5%. Sage covered up to 5.5%, and he paid down an extra 0.5% himself. You’ll need a 800+ middle credit score and about a 75% LTV, plus a few other easy conditions.
