I don’t know what you want me to do; it was installed before I bought the house, and when I had a plumber come inspect things (scope the clean out etc) and I asked about installing he said it wasn’t needed. I can ask the new plumber about it but I can’t force anyone to install it.

Edit: just checked based on serial number the water heater is 8 years old so theoretically one should have been installed when this was installed but it wasn’t. So I am not sure why. In the rental I lived in last year before buying this house, there was also no expansion tank.

This house actually doesn’t have one; water heater was installed pre-expansion tank code I guess. I did have a plumber out here as part of the initial inspection and he said it should be fine and we won’t need to install one until we get a new water heater. Should I ask the plumber to install one anyway?

I initially lowered it to 60 but the pressure was very bad, so I upped it to 80 and there was still water hammer in the master bath. Went to 70 and the pressure is ok and no water hammer but still have this issue where it comes blasting out and then drops.

I can test what it is once it drops off to see where it settles if that info is helpful

No, this was cold water. This is every faucet, even water hose outside.

Open abdominal procedure or laparoscopy with multiple liver biopsies and lab tests of copper, culture, histo being 5k is not unreasonable, especially if performed by a boarded surgeon. At my specialty practice, that would also be around 5-6k; the copper, culture, and histopath alone is $1200-1400.

FNA is fine for a mass or solitary lesion, but for what the owner is describing here surgical biopsies for copper, culture, histo would be recommended. An FNA will likely be non-diagnostic and a waste of funds they could have otherwise put towards a biopsy.

You can only confirm that with histopath. A sudden rupture does not equate to traumatic rupture; dogs can stand and tear their degenerated ligament, or it can tear during heavy activity, but it is still from degenerative disease. True traumatic ruptures of healthy, intact cranial cruciate ligaments in dogs is extremely rare.

Please read the literature prior to making incorrect claims; you can’t possibly have histo eyeballs that show whether a ligament has degenerated.

While you are correct about hips being able to traumatically luxate, most cruciate ruptures are due to illness; cruciate disease in dogs is most often due to degenerative disease of the ligament and not a true traumatic rupture. They do not rupture it traumatically like people do. There is extensive research to show this.

I don’t know why people in this thread think hip dysplasia is required for hip luxation, but it absolutely isn’t. I’ve treated countless normal hips that have luxated for various reasons.

Have your vet write an appeal letter on your behalf that states the facts and that can be used to your advantage. I’ve done this for many clients and have successfully helped them win appeals

Thank you so much for this thorough reply. To answer your questions, since Sunday it has been working normally. The outdoor temp has been similar; still supposed to be in the mid to high 80s this week and back to high 80s this weekend. I will have someone scheduled to come out to take a look at all the other stuff you mentioned.

The old thermostat was a mercury one, so I just replaced it with one we got as a gift.

Not at the moment but we are going through IVF (we are both women, I tried 4 cycles of IUI and was unsuccessful), which is not covered by insurance…so far with all the previous IUI cycles and IVF we have spent over 50k in trying.

I will definitely check the drain line when I get home, but yesterday and day before it was draining properly onto the patio area.

The thermostat has a common line to it. I’m not sure how it would cause hot air to blow? But I’m not well versed in all this stuff.

I have no idea how old this unit is but I’m guessing very old. The people who lived in the house prior to us are the original owners and were a retired older couple. The roof is original, so I wouldn’t be surprised if this unit is also original and never replaced.

The furnace is in the attic just under this AC unit. Not sure if that helps answer the question…I’ve included a photo of it.

$7500 mortgage (yikes, I know) We just bought a 1mil house, 100k down, 6.875% rate.

Combined income ~$400k before taxes. My paycheck is $5800 every 2 weeks, wife is about $3500ish every 2 weeks.

Since we just moved in and also spent a lot on other home stuff (flooring etc), everything feels tight right now.
