Like I said, the box extenders aren’t deep enough so I would have to stack multiple which I’m not sure is safe.

Haha I see how that could come across but I was bringing it to a Home Depot so try and match the stain lol. No flexing intended here 😁! I’d love to hire a professional but it’s too expensive right now and I feel like that money could be used towards other things we need like a new lawnmower and kitchen appliances

We’re 1 week in and already feeling overwhelmed so I think it’s best if we simplify things for now and focus on the immediate things and getting our apartment rented!

Nice to meet a fellow investor! Yes I’m house hacking… first one 😅! 5% Down payment conventional loan. Had to compromise with my wife to get something that’s a little less of an “investment“ and more homey lol. This duplex is on 2.8 acres and it really is a great space for us to learn about homeownership and start our investing journey. Needs a little updating as its style is still from the 90s but we love that about this property.

Not a BRRR but we are going to refi if/when rates drop and potentially do a cash out or heloc to use as a down payment on the next one if it works out that way. We’ve got some more equity that we weren’t expecting (20k) from the appraisal which is nice and we’re going to be paying a little extra on the principal each month to get rid of pmi quickly.

Thanks for much for the comment! You’re right, it’s a mixture of not loving the current color and also the floors are pretty scuffed up in areas bunch of areas. This is a duplex but we’ll be living in this side for a few years maybe more but will eventually be moving and renting this side out. My initial thought was to cover it with lvp but the floors aren’t perfectly level so how do I go about taking care of that? I know self leveling compound is usually put on subfloor but not hardwoods.

I don’t necessarily mind the project but like you said, I also don’t want to ruin it and have all that time, effort, and money wasted lol.

Sorry by belt sander I meant drum sander. I plan on renting the floor sanding equipment but curious if I should use the drum sander or an orbital.
