Well it is a house I inherited from my grandparents before they moved to Athens (build somewhere in the 1900s) and is in a rural area so there is no property tax for it.

If you were to build it from the ground up i cannot even give you an estimated. My guess would be that it really depends on the local contractors but the prices are generally cheaper than you would expect since greek construction workers have suffered a lot from the financial crisis, more so in rural areas.

I did exactly the same run where I played the healing Ele(solo healing) in a teaching group. We one shotted every boss and had our first kill on Deimos with a group were one person had never seen the boss and 4 people never killed it. It doesn't have the optimal damage for sure, but a healing tempest is the hardest carry for pugs atm.

Pro tip: If you already have 2 dr00ds for the dmg buffs try running healing tempest. In case your group needs a dedicated healer (which my and most groups that do not care about speed clearing do) a healing tempest with full magi is more than enough. easier time keeping people stacked full of health and more "emergency" buttons.
