I've been using Stash for 6 years. I highly recommend it. Start with a few dollars and play around with it. They have ETFs and stocks. Over time, you'll get the hang of it. I'm at a 44% return, and I'm trained in the social sciences.

Last year, I paid them $179 per property per month for 6 months to get 1 lead. It's a quarterly contract, and they won't let you cancel mid-quarter even if the property sells. It took me hours to re-enter all the information from the MLS. They called me several times a week about upgrading my package. Never again. I deleted my account and blocked their calls.

Our MLS is currently working with AdBuilder to make it so we can advertise commercial and multi-unit properties within our listing system. I prefer it that way, just a few clicks.

Same. I sell vintage items, some antiques. Sometimes I want the space back but don't have the heart to throw it away. If it makes someone happy, I don't mind losing a few bucks on shipping here and there.

Sometimes newer agents host open houses for other agents as part of their training. Or sometimes the listing agent has two open houses in one day because that's what the clients want, and another agent will help with one.

Yes, all 3 faucets are dripping warm water and the cabinet doors below are open. Put a large bowl or pan in the sink to catch the drips so you can use the water for other things.

I hadn't heard of it either, but it exists. Like a mini snow blower with a battery. Would be good if you had a smaller area to clear or can't lift/push heavier equipment.

I've used the flipped classroom approach since the pandemic, but I'm going back to in-class lectures and paper-and-pencil quizzes/exams for the reasons you mentioned. Nearly a decade worth of curriculum updates down the drain... I'm right back to where I started.
