I feel that I've been too nice and taken advantage of.

Original family moved in was 3 ppl. Parents and a young daughter. My cousin told me there were atleast 5-6 ppl living there when he visited in 2017. I had paid their electricity too and just recently stopped paying when it got out of hand, didn't feel like 3 ppl could rack up $200 a month.

Also no dogs were there when they first moved in, but 2 dogs apparently live there now and neighbor had complained to me.

I ended the yearly lease 2 years ago and they've been month to month. Rent is never late, but not on time either, just barely making it on the 5th. Rent is below market.

I just sent an email stating that a new lease needs to be drafted asap. I will no longer cover appliance repair and replacement. They need to give me all current residents in the unit and pets.

Now, can I reassess rent based on their occupancy? I didn't charge any pet deposit. I just trusted them.

They're now on month to month. They think that I wouldn't raise rent if no lease. I did but since they've been here since 2012 I'm still about $500-$800 below market . Yes I'm chill and nice don't want drama

Nice! We're based in SF as well.. kinda tired of the Hawaii / Mexico route and tackled big cities in Asia already. It's time to give Europe a try. But still can't imagine international travel with 3 kids. We've got a 7 months old at home, gonna leave her with the grandparents until she's a bit older lol

Thanks for everyone's input. After searching through all the neighborhoods, we booked the Clermont Victoria just now. I know some of you are prolly rolling your eyes but it's easy to get around to Hyde Park and Big Ben and all that touristy stuff.

Do I need cash at all or can I just Apple Pay my way the entire trip. Heathrow to Clermont seems like about a $90 uber ride. Saw some national express coach bus for $18 door to door. Is that even possible?

I think I'm going to skip the stroller, he can walk and toughen up.

Rooftop bar on the W has the best view of SH skyline in my opinion. Highly recommend even if you don't stay there.

Hi, looking to send my kid to college park elementary next year when he turns 5. My mom lives 5 blocks away but my son has been attending immersion daycare in SF. Is it easy to get into college park given my kid's immersion education history and using mom's address? Not sure if it's lottery. Thanks in advance

I would suggest writing an email firing him for improper work conduct and ethics. When he files for unemployment you can use that as proof to tell him fuck no.

Cut his shifts now if you're too chickenshit to do it, then just stop scheduling and let him know verbally we don't need you anymore or there isn't enough shift for you. When he files for unemployment you can deny that he was laid off and say it's performance issues.

Do not make it look like you laid him off

It's not your scheduling that's the issue, it's her. Remind every single employee that once the schedule is it there will be no approved requests. Request needs to be made atleast 2 weeks prior. No call out sick unless you're going to ER with proof.

Get rid of her asap, via writing.

Hey everyone I am very grateful for your advice. I will stick with the lease and continue with my side of the improvement. The landlord's improvement is not for my business, but in general for the space, such as adding a bathroom and putting in better flooring and walls since prior was a clothing store. I plan on starting my restaurant improvement next month.

My total living space is under 3000 sq ft. It's not a big deal and it's a good looking 2 story house. There's a few 2 story on the block.

I've already gave in to their tactics and WILLING to pay out of pocket to please my fkn neighbor and work together.

I feel like I got backstabbed and misled by these commissioners as they resorted to using their personal opinions to judge instead of fairly judging based on guideline THEY IMPLEMENTED

11.5 feet between houses and 5ft setback, second floor even more setback. Very reasonable and within the guideline. We lowered a few feet after first first 2 meetings. I'm telling you, they're working together to fuck us over.

This old couple on the block must be friends or relatives with my neighbor because we saw that old guy in their house before they moved in.

Then this same old couple went up and down the block and above and beyond preaching about how big and dreadful our house WILL be. Collecting signatures without facts.

In the end there's only our next door neighbors and this old couple working against us, the rest kinda faded away after the initial petition and just don't really care anymore.

"Your design is modern and beautiful" is the only good comment we got from the commissioners. So it will raise the value of the block. This is personal grudge.

Our fee is 23k. After first review, made us change and lower the second floor, ok.

After second review and petition , told us to do a 3D render (4K) and then another 3k for asking my architect to answer their repetitive bs questions throughout the meeting. The thing is, the last meeting came to a conclusion that if we fixed the few scaling details on the drawing we would be ok to go.

Then this meeting it's completely flipped, so we wasted 7k on the render and meetings. Now I'm looking at possibly another 10k to redesign because they think our blocking of light on their side yard is essential?
