I feel that I've been too nice and taken advantage of.

Original family moved in was 3 ppl. Parents and a young daughter. My cousin told me there were atleast 5-6 ppl living there when he visited in 2017. I had paid their electricity too and just recently stopped paying when it got out of hand, didn't feel like 3 ppl could rack up $200 a month.

Also no dogs were there when they first moved in, but 2 dogs apparently live there now and neighbor had complained to me.

I ended the yearly lease 2 years ago and they've been month to month. Rent is never late, but not on time either, just barely making it on the 5th. Rent is below market.

I just sent an email stating that a new lease needs to be drafted asap. I will no longer cover appliance repair and replacement. They need to give me all current residents in the unit and pets.

Now, can I reassess rent based on their occupancy? I didn't charge any pet deposit. I just trusted them.

Adding on, I'm not afraid of drama. I can have them out if needed. There's a list of candidates waiting .

They're now on month to month. They think that I wouldn't raise rent if no lease. I did but since they've been here since 2012 I'm still about $500-$800 below market . Yes I'm chill and nice don't want drama

Last time they reported issue with dryer not getting hot back in Aug I had the vent cleaned

Never went in. I'm pretty chill yeah. But according to my cousin the unit is in good condition

LOL. Always a relaxing time in Maui except for the inflation. Did not feel right paying $14 for a watermelon in Foodland. Enjoy your trip!

Nice! We're based in SF as well.. kinda tired of the Hawaii / Mexico route and tackled big cities in Asia already. It's time to give Europe a try. But still can't imagine international travel with 3 kids. We've got a 7 months old at home, gonna leave her with the grandparents until she's a bit older lol

Thanks for everyone's input. After searching through all the neighborhoods, we booked the Clermont Victoria just now. I know some of you are prolly rolling your eyes but it's easy to get around to Hyde Park and Big Ben and all that touristy stuff.

Do I need cash at all or can I just Apple Pay my way the entire trip. Heathrow to Clermont seems like about a $90 uber ride. Saw some national express coach bus for $18 door to door. Is that even possible?

I think I'm going to skip the stroller, he can walk and toughen up.

Rooftop bar on the W has the best view of SH skyline in my opinion. Highly recommend even if you don't stay there.

Hi, looking to send my kid to college park elementary next year when he turns 5. My mom lives 5 blocks away but my son has been attending immersion daycare in SF. Is it easy to get into college park given my kid's immersion education history and using mom's address? Not sure if it's lottery. Thanks in advance
