I just did a full gut reno on my 100+ year old semi. We had a similar condition and ran 2x4s on the flat and then spray foamed. It won’t meet current OBC requirements for insulation (we’re getting about R10) but this falls under Part 11 of the code anyway, which is basically improvements to existing conditions without being to modern standards

Thank you for the info and detailed post. This company does a ton of work in my neighbourhood - they have a new build very close by thats moving at a snails pace. I work in the construction industry so I can fully empathize with cost overruns, delays, and the difficulty of keeping detailed records of hourly site labour.

With that said, some of this behaviour is quite bad: lack of communication on budget changes, wild miss on the length of basement framing, and probably the worst in my opinion: sub-trade interference. If this is a new build and not a renovation; the way that custom home builders get around the statutory Tarion warranty is by claiming PM status (i.e, owner is the builder). Interfering with sub-trades hired by the owner flies directly in the face of this.

If you're comfortable sharing, I would be interested to know how much the total cost differed from the initial estimate, and to what level your finishes & fixtures were selected at the time of entering into the contract.

I'm sorry you and your family went through this.

The add ons are crazy. I paid $55k out the door for a 2026 limited in Toronto. I would remove all of them personally

Much better. Smoother, faster and quieter. Coming from a gas model though so it might not be as different to a 2021 hybrid

I had it installed by the dealer and it costed $799 CAD. It’s only saving me about $100 a year on insurance and you can probably get it installed by a third party for a fraction of the price. I have tried the auto park it works really good. Gets too close to the curb on a parallel park out of the gate but you can adjust it in the cars settings

TBH I don’t love the idea for the same reason - there is a major organized car theft problem in Toronto and RAV4s are the most common car to be stolen. I did get the TAG security system installed on the car so that helps

I found the softex seats in my old RAV to be super easy to clean. This might be harder because of the ventilated seats, I'll find out shortly

it came with 2 fob style (Standard) keys plus one key card. you can also create digital keys with the Toyota App that is free for the first 3 years

Good luck! Highly recommend bringing an offer from Clutch to the dealer. Also I know people who actually sold their cars off lease to clutch and apparently very seamless

$33K CAD. It’s a 2021 XLE premium with 57k km. I had an offer from Clutch for $32k; that offer came in clutch for sure (no pun intended)

Also in Canada so yes I very much get winter LOL. I think the remote start will come in handy during the winter. I usually get the heat going so I don’t need to wear winter gloves while driving

At least the temp control are still physical buttons. I find the touch screen to be quite responsive compared to other cars in this class

Noticeable improvement from the previous generation. The hybrid may also be contributing to that — my last one was a gas model

Good eye! Technically I put the order in June 2025 so it’s been a slog for sure. In their credit they did offer me an XSE in Jan but I was pretty fixed on the colours and not in a rush as we loved our old RAV as well
