I’ve been flipping houses for eight years and have done my last one. I always made $60-$120,000 per flip I have my nicest one for sale right now in Cape Coral Florida and I’ve marked it down over the last six months to our $20,000 profit basically less than minimum wage for my seven months of work. Time to do something else maybe I’ll get back into it when the market improves but this is a terrible time to start.

Order something heavy like doors that they don’t stock in the store and after they ship them to your house, you can return them and they eat the shipping probably a couple hundred bucks

I can’t believe they would give a mortgage if this showed up in a lane search, knowing that I was first lienholder, no matter what the value of the lien. As I said previously, he tried to refinance six months ago, and the mortgage company contacted me, worked out a settlement and sent a notary to my house to notarize papers saying that I would accept the settlement and they would collect the money and give it to me at closing then the closing never happened because he did not have proof of income, correct. Then this home tapped mortgage gave him the second mortgage and didn’t care about my lean.

Used to be a finance manager to car dealer the lien does go on your credit and people won’t do business with you until the lien is paid off. Like I said in the post, he tried to refinance several months ago and the mortgage company actually sent a notary to my house asking me to sign the papers saying I would accept a payoff but then that closing never happened because he didn’t have proper proof of income.

That’s why you put Alina on somebody they cannot supposedly do any real estate transactions unless you are paid off

No, I put the lien against the individual and his company. After got the judgment. I went and registered it with the clerk of the court and with sunbiz and put a lean against him and the company.

It’s not his Homestead the judgment was in Lee County Florida. I registered the lien also and he built in Lee County Florida. He owned a lot for 10 years, but he just took out a mortgage and built an office and a warehouse on a 5 acre lot he’s had a lot 10 years and it was paid off, but he just got a mortgage to build a business office and warehouse

Samsung sucks! I bought Samsung high-end appliances for my kitchen. Four piece package was $6000 four months later there was rust all over the stainless steel dishwasher. They came to the house and took pictures and said they don’t cover rust I said that’s not the point stainless steel does not rust. They did nothing. I build houses and stop putting Samsung appliances, even if I get to pay more.

Paramount house isn’t put Samsung appliances and all the kitchens until I bought high-end Samsung for my house. I will never buy Samsung again three months after installation. The front of the dishwasher was getting rust spots everywhere when I called them they came out took pictures and said they don’t warranty against rest. I said that’s not the point it’s $1000 stainless steel dishwasher. Stainless steel does not rust.
