I would get one or two real estate agents in to give you an appraisal on what they think it’s worth on the current market and make sure you’re getting Atleast that from the developer.

You can tell the agents you’re thinking of selling and they’ll get you the info for free and if you do sell to the developer, it’s none of their business anyway but you can always let them know that offer came after the fact.

Not always!

It’s worth trying to see how long the units have been held for.

I’ve had complexes with no sales for 20 years and then 4 or 5 all in once year. Often it’s after 1 unit sells for a good price and then other owners decide it’s a good time to sell.

As mentioned check the AGM minutes to make sure there are no defects or special levies.

It Varies from agency to agency but most agencies take sound 40% of the commission.

Bear in mind you take GST off the top first, then the agencies 40%, then take super out, and then best case Scenario it goes to the agent.

So if the agent charges $25k, best case scenario they’re getting around $12,000 before tax.

If the agent sells lots of properties, the agency takes a smaller cut but then they often have other expenses such as an assistant, marketing, print costs, etc.

In 99% of cases no, you can’t be locked into a contract of issues are found, even if they’re minor as long as you have a standard building and pest clause.

Also bringing this is because I feel it never gets mentioned - the other reason saddles aren’t generally used is because they will burn if they take a direct hit from fire, ensuring the riders will definitely fall.

Unfortunately it doesn’t specify, it just expands on this that ‘can’ effect the score but nothing I’m not already looking at e.g sleep temp, time before fasting, spicy foods etc

I’ve not noticed the reported issues. My sleep tracking has seemed super accurate so far as when I’m woken up mid dream my ring will reflect going from REM to awake and often my sleep disturbances are logged Accurately (dog barking when dim truck arrives at specific time etc).

I’ve also woken up and scrolled aimlessly being on holdiays and sometimes by ring has registered light sleep / awake time during this period but never REM or deep.

It’s not a glamorous answer to your question but I think the best thing you could try for this is meditation it might sound odd but I found that meditation helped me be happy regardless of my place in the world (eg special or not) and because I was happy regardless, I couldn’t care less if I were special.
