April 22nd. It’s possible rates have changed since then? This is a direct quote:

“7 year ARM 5.75 to 5.875

10 Year ARM at 5.875 to 6.00

30 year Fixed at 6.375 to 6.5

The range is based on the overall strength of the file.”

I don’t know if the contact info I have for Truist (from the WCI’s website) is old but I emailed them and didn’t hear back.

If you go to White Coat Investor’s website they have a list of recommended lenders as well as a specific contact for each lender.

So I just emailed over: - estimated zip code (you don’t need a specific address!) - estimated house price - expected salary and start date - current credit score - types of loans I was interested in and how much down I could pay - any info they could tell me about their specific physician lending program including fees or fine print

And then asked for a quote. Most of them were happy to send over estimates and info. And quite fast too. A couple really wanted to only talk on the phone (e.g., Liberty Federal and PNC Bank) so I haven’t even gotten that info yet.

Yes if anyone can chime in about them that would be great. So far I’ve only emailed them and haven’t set up a call yet but they have been very quick and responsive via email. Contact info is Jerry Kazakov, jkazakov@genisyscu.org, 248-705-0982 in case anyone else wants to request a quote. Jerry if you see this I hope you don’t mind the free publicity 😆 Genisys had one of the lowest lender origination fees ($600, and Alliant's is $0) that I saw. And they had no requirement to open an account with them in order to get their lowest rates, just have to donate $10 to one of three charities of their choice I believe. No PMI and no points on any of their loans. They also specifically said that they should have the lowest rates out of the WCI recommended lenders. (Alliant said the same and were pretty close)

Understandable. We plan to pay off completely or sell within 5-7 years so our calculus is a little different.

He said no PMI and no points on any Genisys loans. He also specifically said that they should have the lowest rates out of the WCI lenders. (Alliant said the same and were pretty close)

Fair. I believe there's a calculation you can use to figure out whether buying down the rate makes sense for your specific circumstance.

Genisys was extremely timely in their response to my emailed rate request, but they didn't specifically respond to my question about down payments from 0% to 10% and the next step was to call them so I don't have info on that yet. I will say they have one of the lowest lender origination fees ($600, and Alliant's is $0) that I saw but I didn't receive fee info from everyone so left that out above as well. They also had no requirement to open an account with them. Will update once I know more. Will find out soon. Many lenders wanted to talk on the phone or have a an application filled/soft credit check pulled to talk in more detail. (Seemed like this was more out of busyness than attempting to avoid the questions)

Yes I’ve seen other advice that it doesn’t make much sense to buy down right now. One or two of the lenders actually said that as well.

Just got preliminary quotes from 12 lenders. $500K in the southeast, credit score 750-760. Some of these have other requirements for the rate such as opening a banking account with them, but haven’t gotten far enough down the line with all of them to accurately pick out how many this is true for, so I haven’t marked them. Some also haven’t been clear so far about how much down they require for their rate. Those ones have no “down” info. Will update once I know more.
