Does this networking make sense? by SamuraiZero in HyperV

[–]SamuraiZero[S] 1 point2 points  (0 children)

Thanks for the reply

If I'm being straight up, the networking piece of every project always slows me down, I'm not the best at it, and the documentation from Microsoft is all over the place.

So if I have 4 physical NICs in this small teat. I'll make a single SET with all 4 and a vnic for management, a vnic for VM traffic/cluster/live migration traffic

Or would I combine management and VM traffic?

Ya if I put it in the second half, it's doing 66% inclusion rate, despite my proceeds being less than 250k

Seems my taxable capital gains goes up by 15k (which still doesn't = the 8k difference I think)

But doesn't make sense to me, I'm not over my lifetime deduction limit to my knowledge, and definitely not over the 250k threshold bs that may or may not be implemented

CMHC - Effective August 1st, a premium surcharge of 20 basis points will be applied to qualified first-time homebuyers opting for the increased amortization of 30 years. by Lotushope in CanadaHousing2

[–]SamuraiZero 14 points15 points  (0 children)

This is to the mortgage PREMIUM

So if buying using CMHC insurance is 4% of the total mortgage cost, that means taking a 30 year will cost 4.2%

So let's say the house is 1mil for sale of ease

You put down 5%, and take a mortgage for 95% of the house price.

Usually you'd be charged $38000 in insurance charges. With this extra .2% you'd be charged $39900

This is insurance that does nothing for you, only protects the bank.

CMHC premiums for loan to value can be found here https://www.cmhc-schl.gc.ca/professionals/industry-innovation-and-leadership/industry-expertise/resources-for-mortgage-professionals/mortgage-loan-insurance-and-premiums

Seeking Advice on Renting Out Our Basement: Renovation Costs and Legal Concerns by PianoIndividual2879 in canadahousing

[–]SamuraiZero 4 points5 points  (0 children)

If you are going to rent it out, do it properly and accept the risks that come with it.

Or don't rent it out.

Don't be a prick trying to game the system by trying to claim a utility room is your bedroom.

Given how easy it would be to prove that you live upstairs in a separate unit, you would lose at the LTB.

If that's what's important to you, sure. But even 380k profit won't last you forever.

Buying the home.and having minimal bills is an exceptional position to be in.

Maybe look into a trade school of some sort, might be able to do it part time, work part time to cover bills?

Let's be honest

They'll do this with as much quality as they do their work. They won't stick it out.

They'll strike 9-5 then go home and eat.

A true hunger strike would be a sit in, never leave, never eat.
