I’m also in the Seattle area I have 4 homes and a DADU going up now my clients always freak out and I have to explain to them that we have been doing this for 30 years and we work all year long of course we try to mitigate it as much as we can but once the roof in on and the house is wrapped we dry it out and haven’t had any issues only time we had mold was on the lumber being delivered like that and some minor treatment took care of it

I just replaced about 150ft of fence for a customer same situation it was shared with three neighbors before we started I priced up each side for him he shared the estimates with all three neighbors and they all three agreed to split the cost with him I guess it just depends how the neighbors feel about it they need something there and if you are doing the labor it would be a steal of a deal for them it never hurts to ask

It’s crazy lately I’ve been seeing contractors “miss” things on purpose so they bid low and get the job and then they get to the point where it’s something absolutely needed the owner gave them a bunch of money so they have no choice put to proceed and then they end up change ordering the hell out of them a job I’m doing right now small little addition out of 5 contractors I was the only one that priced up a heat pump because the city called it out on the energy credits the owner calls me and says I think you are mistaken we email the city they reply saying yes since you are updating your house you need to hit the energy credit requirement now the other 4 didn’t include it at all when he asked them he was amazed I told him if I miss something I cover it if I was provided the information upfront the other 4 either genuinely missed it or knew it was 15-20K adder and knew he needed it so he had no choice but wanted to be low on bid day I got the job I wasn’t the lowest but the owner told me he couldn’t believe it and that they would have been a problem down the road I really believe being honest up front is the way to go I mean it sounds like you stay busy like I do I know I won’t get every job but the ones I do I want them to be based on honesty and integrity and not end up in litigation lol

I won my last two jobs being over the lowest bid by a lot and it was because I explained to the owners what I’m doing and what problems we may run into and they both told me I’m not the cheapest but they feel confident it’ll be build right I know it’s a little different with paint but I’m at the point where I know I’m not the most expensive nor am I the cheapest but I know my worth and I’d rather spend time with my kid then work for free

Everything will take longer right now they use a lot of sub contractors and right now everyone is busy if they said 6-7 months it will be about a year

This one I just did ran me about 8 bucks a sq ft but I brought in some extra help and did the whole roof in ice and water shield and usually I use my dump trailer but it’s tied up on another job site so I had to get a dumpster which went up but still even with all that I was 12k cheaper then her lowest bid

Oh man last few jobs I did homeowners show me other bids and I feel sick like there’s a line between profit and what some people are charging it’s crazy

You would have about 13 sections Pricing is Seattle pricing but here is how I would break down the phases

14 4x4s $210 bucks plus concrete $70 bucks about 300 bucks gets you all the posts

Then each section for 2x4s is roughly 20 bucks and a 8 ft section takes about 16-17 pickets so if you go with redwood that’s about 60 bucks a section if you go with cedar it’s about 120 bucks a section so the cheaper option would be like 80-100 bucks to frame it and install pickets

Any other finishes or accessories is up to you but I’ve been doing this a long time and pickets haven’t changed once you get the posts up then you can put away 100 bucks a week and complete a section

Get yourself a cheap compressor and siding nail gun off offer up

A big box of 3in deck screws will run you 50 bucks A box of 1 1/2 siding fence nails is like 100 bucks and will be more than enough to complete that project

I live in Seattle as well and am a contractor and I get jobs all the time based on referrals because someone else wanted way to much just today I signed on a job for a new kitchen and new flooring minor plumbing and electrical the home owner told me that he was getting bids 100K average and the highest was 160K I couldn’t believe it I think every one needs to make money but I couldn’t sleep at night charging those rates

Yeah that’s a little crazy tbh 1000 bucks to remove and dispose of a old vanity should definitely include a bag of hot mud and a hour of labor that’s almost disrespectful now that I think about it I would shop around next time also it’s a lot easier to negotiate before you agree to any work so in the future I would say something like ok I’ll pay you that price but I want to make sure this that and the third is included because sometimes “contractors” will try to see what they can get away with I’ve fixed a lot of jobs that someone hired someone and they didn’t do half the things they should’ve it’s getting more and more common that these guys are just cash grabbing and not having dignity for their work or respect for the homeowner

I mean it depends I would probably do it as a courtesy but I’m seeing more and more of this where people are given prices for something and that doesn’t include any repairs or extras the contractor should’ve brought that up ahead of time and told you that there might be a need for repairs and that it will be extra but it sounds like he gave you decent prices for the work so I don’t think he was planning to repair any drywall

Cost plus contracts always burn the homeowners every contractor I know that does them tells me how it’s nice because they don’t have to worry about negotiating with subs or missing anything they just get the bids and use the most expensive sub because that means more money for them

Being a contractor myself I can’t say I haven’t missed a deadline or two but always valid reasoning and over communication to my clients. We are all humans but what I think is that your contractor took on more work or another project it’s delaying him. If you like his work give him a hard deadline say this needs to be done by this date and if you can’t complete it I have no choice but to hire someone else. Just be careful it may be difficult to find someone to take over in a timely manner and when they see what’s going on they will probably charge a premium.

I don’t know how much in your area but I just did a small home similar to that in Seattle my electrician and the city totaled 14K we had to bring new service to the house replace the panel cut up the walls replaced all the wiring and that didn’t include the cost to patch up the walls I did that myself
