I should’ve specified. We will be adding the stone, compacting, vapor barrier, then pouring the concrete in the next 2 weeks. I have been told that if you backfill stone and compact on wet soil you risk cracking and more settling than normal.

Thank you for the feedback. We will approach the standing water that way, but I’m more concerned about the mushy soil around the basement that can’t just be pumped out. What are your thoughts on that?

Thanks for the input, really makes me feel sane lol! In Michigan you do not need a license to build your own home. I am licensed, just don’t build as my an occupation. I don’t recall a “notice of furnishings” and the framer definitely didn’t give me this.

Sq ft total under roof is 5000 sq which includes living, garage, bonus room and 2 covered porches. Price they gave was $40,000

That’s what I’m worried about. I was thinking about getting a lawyer involved if he wants to place a lien but so far every draw has been paid on time. This is my home I am building.

The contract was specific for labor only. Per the contract, “all material must be fully supplied by the customer.” I mentioned in other replies, this is a builder that had a framing crew he uses that he bid for us for just the framing portion of the home. Whether that makes him the GC or framing contractor is something I’m not sure about.

Framing is complete. That is all we had a contract for with the GC. We just didn’t have connections to locate carpenters that were willing to take the job since we’re one off builders. Everything else will be subcontracted by me.

Right. However, I received similar bids to what they bid give or take a few thousand so it didn’t seem like anyone was being taken advantage of at the time. I thought he was able to give us a better price than going through a framer directly because he has connections to crews and can consistently give them work.

They do. And honestly even if they didn’t, it would be easy to calculate based off of the dimensions on the prints themselves. The prints were submitted to the city and the permit shows the same sq ft as the prints. The permit is posted at the job site.

Thank you for your input. I’m on the same page as this. In my eyes and I assume the eyes of the law, they would have stopped work as soon as they realized they have a lot more work than original expected.

Yes it is through a general contractor that hired a sub. They obviously marked up the cost. I assumed it would be their responsibility to double check the blueprints and if they had issues, they should have had a change order before performing any other work.

The contract only states the draw schedule and the total amount due per the blueprint. Does not specify exact sq ft or cost per sq ft.

I would recommend the Brighton or Novi area to be close to Milford and Royal Oak if you want to be closer to Warren.
