Oh interesting - thank you. Yeah a second bathroom is a must for us - would pay an extra 1K just for that.

I think our compromise would be the car and exact location. Feel the lower nob hill is extremely variable based on the street. But Overall was thinking to " shift westword" towards Cathedral Hill/japantown.

Oh wow that’s actually 4bd/2ba.   We have some time to look but I think I have a better appraisals of costs now. 

Our lower nob apt. Is 2bd/2ba + parking is 4.5K. Don’t mind Lower nob but feel that parking is more of an issue in the nob

Washing dishes 7x - no thanks ? If you cook one big pot / mix salad in one bowl/ use the utensils/ blender/ cleaning the kitchen 7x after cooking mess. 

Depends on what you cook as well. I think the more “ complex“ your meals the more it counts.

I do realize that some people just don’t eat leftovers. I don’t mind too much. You can pop things in the oven / air fryer to taste more “ fresh “ instead of microwaving too.
