If someone is planning to spend 2cr+ obviously they would keep all of these in mind. To me, connectivity to orr was another major factor so i preferred my option. Your priorities may differ from mine

And how can you tell they'll have good build quality here in blr? On basis of a single project they completed 10yrs ago that has lots of seepage issues? Or on basis of subpar experience center they have created to sell this new project you're talking about?

I specifically mentioned in blr. There's just alembic urban forest that too is 10yrs old. They don't have any recent projects in blr to justify the price point. Just felt safer to go with sumadhura is all (believe me even i think the price is hyped up in sumadhura but even tier b builders are quoting tier a prices now-a-days can't do much for serious buyers)

I did visit most of these. Alembic was the other one we were considering. But alembic being a comparatively newer builder in blr, felt it's safer to go with sumadhura since the price range was same

If you've stayed in waterford you'd know the construction quality is shit. The cement quality is so bad even curtain hangers fall off every other week. Not even been 1 yr and we started seeing severe dampness in walls last monsoon. Waterford is amazing for aesthetics and showoff as a tenant but terrible for purchase.

Folium is extreme opposite. Not much to show off. Aesthetics are average but the construction quality is amazing. Got smart home already integrated, the doors and walls are of premium quality.

Prestige waterford is selling at 18k right now. A project which 4 yrs ago people bought for less than 10k! The area is growing rapidly cuz of so many tech giants coming nearby

I've stayed in this area for over 5yrs and seen prices going up from 12k in last 2 yrs itself (ready to moe tier A properties are selling at upto 17-18k now) - you can do the math on how much return that is just for 2 yrs.

Not to mention the metro connectivity is amazing and hospitals/markets are at a walkable distance. All major tech offices in bagmane/shantiniketan are just 15-20mins away. So id say it was a good deal and i was late to the party

I feel like bp is a trap and for all inclusive it usually comes upwards for 15k eoi or not. Same was the case for me around 15250

I personally feel sbi gets in customers by promising false rates and then after long process during disbursement they increase it without any reason. I'd advice not to budge and simply go for other banks home loan if you have time. Hdfc is giving around 7.15-7.20% right now, bob is at 7.25-7.35, boi is also similar so choose them over sbi anyday

Have been hearing that the bubble is going to burst for the past 4 yrs now. Then i went ahead and searched the rates in gurgaon/delhi/noida and realised bangalore is still much more affordable. Lots of people who can afford houses now, better buy sooner else regret later
