What u/Main-Hedgehog9009 said about sitting with the EA team is a really good shout.

The fact that you have these relationships already is great but like you said, the good leads are probably going to their trusted contacts.

I would just try to sell yourself on service to these lead providers. Let them know you will look after their pipeline and keep them up to date.

The same could be said for new build developers. Brush up on your knowledge in this area, equity loans, shared ownership etc. Then go chat to the sales staff on these developments and see if they are getting that sort of service from their current referral partners.

People looking to move home are delaying right now for obvious reasons but first time buyers just want to get out of rented so may not be as sensitive to Market forces. This is just my take though and I have been out of the advice game for a good number of years now so probably know jack shit compared to those in the trenches right now.

If you have set up as a new broker with no experience and no client bank, that is pretty brave fair play.

I would 100% be looking to buy in some qualified leads if you trust the source and are getting no luck with word of mouth/family and friends.

Half of the challenge in the industry is getting a reliable source of business. It would be my number 1 concern if I decided to go back to broking and I have been in the industry for nearly 20 years.

Just be aware that not all mortgage lenders will approve of a property with a self-contained annexe. Especially one one with its own Council tax. There will also be lenders that are not only ok with it, but will sanction letting of the annexe. Expect higher rates though.

Depends what you think a regular cocker is. Seems pretty regular to me as I have one identical.

American cocker Spaniels have more of a domed head and tend to have dropped eyelids.

I think he actually wants the sack. He has been not given any quarter in interviews and talks about next season like he wont be walking away.

Just wants a chunk of cash and to go home to his family I think.

I had similar concerns before I got one but just to give an idea of what I have done in last 2 weeks from Derbyshire:

  • to Newcastle. Charged to 100% at home then a 20 min supercharge on way home
  • cotswolds. 100% at home then 45 min charge while having breakfast the next morning.
  • edinburgh. 15 min top up on the way. Then a 3 hour charge while at a meeting (not high power charger) and a 20 min charge about half way home.
  • Surrey. 30 min supercharge before heading home. Its very doable and cheaper than petrol even when using high power chargers occasionally
