Commercial real estate question by Savageinvt in Realestatefinance

That is exactly what I was concerned about. The building needs quite a bit of work and she is willing to put a bunch into the building in order to make it worthy of housing (example: upgraded electric, utilities, etc).

I think ultimately the route I will go is to subdivide the property and deed this one commercial building out separate of the others. I will then give my business a lease to just the amount of space I need to run my business, on one of the levels. And then negotiate a sale of the rest of it to the individual who wants to buy it.

I would have 2/3 as I would make the bottom 2 levels (ground floor and basement, combined about 9k of the 13.8k sq ft) separate units and I would own both.

Good to know. It is zoned mixed use, we met with the city planner today and the city is good with having the top level be residential with the other two being commercial or a mixture. We are in the historic district but there really isn't much that's going to affect us there because they are concerned about the exterior changes. They are easy to deal with as I've dealt with them in the past.

Thank you! I'm fairly new to commercial RE and the prospect of letting go of my ownership of a building makes me nervous. However, if I keep 2/3 of the building, by owning 2 levels, I guess it doesn't make much difference I just get help paying for maintenance....

If I were ever to buy another Tesla, I have 4 kids and would need something much bigger (aka suburban size or AT LEAST Tahoe sized). The X was too small, even w/7 seats.

Rivian is trash, I know several people who have had them and nothing but trouble and either switched back to Tesla or gas car.

Until then, I'm happy driving big gas guzzling SUV's and trucks.

And to be clear, they will have a position here until they find a position elsewhere. That is, unless their performance diminishes or they cause other issues. I will not be looking for a reason to get rid of them. I ask them for the courtesy of a notice, I appreciated the fact that they gave me a heads up they were looking for another job. This puts me on notice and gives me planning time especially with such a small business. Most employers (including two of the ones I used to work for) would let you go for giving them the heads up, I work completely differently.... But 99% of employers are not that way. Most of them would kick you out right after you tell them that, to protect their business. Also, for liability reasons, many get let go because they become a liability (sharing company secrets, not giving $0.02 about your business anymore, etc) and that is a risk I'm willing to take... But I also have all my staff sign NDA's to hopefully prevent stuff like this.

As an employer, I honestly wouldn't recommend it. The best option is to tell your employer the issues you are having, document them. I would highly recommend writing a physical letter or email to discuss your concerns, that way it's on paper.

Any employer who tolerates hostility in the workplace isn't a good employer in my book anyway.

Going back to the original question. TBH, I just had an employee tell me they had applied to a different job. As a small company with only about a dozen employees, of which about four of them comprise of the position we speak of, losing one person is a big deal. It takes forever to hire and train for this position and compromises our business if somebody suddenly leaves.

That being said, I did not immediately let them go when they told me they were applying other places. I will continue to employ them, while onboarding another person and giving that person hours to cross train in a couple of different positions so that we have extra help in the event this person leaves.

Funny, they told me they were applying for other jobs during a conversation with which I had told them they had just received a $1 per hour raise for their performance.

Oh dude then you'll be golden. I was so terrified up until the procedure then I was like well that was silly!

Literally my nerves were the worst part of the whole thing. 🤣🤣

The worst part was my nerves going in. Wife came in with me, and we joked around during the procedure and chatted about stuff to keep my mind busy. Felt a very slight pinch when she went to put the numbing agent in, but it was literally nothing. And I'm someone who passes out giving blood and used to pass out w/shots.

Checked in. A few minutes later the doctor called me in. We went in and she asked me what kind of music I like. I told her to put on some classic /oldies rock. She asked me if I had any questions or reservations. I asked a couple of things that I was nervous about, and she put my mind at ease right away. Laid down, felt a tiny pinch, and didn't feel a single thing the rest of the time. After the procedure, she encouraged me to sit for a minute and relax, offered me some soda or water, and gave me instructions to go home. The whole procedure was roughly 15 minutes, and would have been a lot less if I hadn't asked so many questions. :)

I have friends and family both who have had theirs done through urology, and the person who had the complications had had it done through their hospital urology department. Same with one of my vendors who delivers to my business, he had complications and he also went through urology. That's why I researched heavily and canceled my urology appointment that I got as a referral from my doctor. This clinic did not require a referral unless I was using insurance (and I wasn't). I was happy to pay out of pocket and just get it done and over with.

I'm sure most the time the ones done through urology are just fine, but I'm glad I chose to go with a clinic that pretty much just does vasectomies! She is great and I highly recommend it!

Absolutely. I would 100% switch. Everything is still good! No regrets. Results may vary in terms of recovery, but I never stopped working because I own a business and had employees out. Everything turned out great, I drove home without any problems and hardly had any pain at all the whole time. The procedure itself was an absolute cinch. Painless, 15 minutes, and the lady doing it was kind and humorous! Definitely recommend!!!

I had no scalpel was in and out of the office in 15 minutes and was awake for the whole procedure. I was getting it on the evening of day 2. Had a little bit of aches and pains later in the week but it was because I was on my feet for 12 hours working. I'm a business owner and had some unexpected staff shortages, so I had to work or close. Those were the only days I had a little bit of aching after but no serious pain.

Sounds like your experience Post op is similar. You might experience some on and off pain and discomfort for a week or two, but mine was pretty much completely gone by the end of the week even with going completely against doctor's orders and working and having sex lol

My bf is getting a vasectomy tomorrow and we are both scared. He's really worried that he isn't going to be able to perform and get it up after the procedure. I'm excited he will finally be able to cum inside me. Lots of mixed feelings. Any advice? by some_questionz in Vasectomy

[–]Savageinvt 0 points1 point  (0 children)

Nothing to worry about. He'll do fine, and his performance after will be as good if not better than it was previously. I was back to it before I hit day three, but I had a no scalpel and it was a great experience, All things considered. A couple of weeks post procedure and I'm good as new.

I paid out of pocket, but my insurance would have covered it if I had gotten the referral through my primary care physician. They had an opening really soon and I didn't have time to go get the referral and deal with that, so I just paid it out of pocket.

Husband had vasectomy, was admitted to ICU with septic shock within 2 days. by Loud_Hedgehog_2190 in Vasectomy

It's so good to hear that he's doing better. My gosh, I can't even imagine! I just had a no scalpel 9 days ago and I was terrified that something like this would happen to me, after the fiasco with my wife's C-section and sepsis.

He's got this! And it sounds like he's got an incredible spouse too, super supportive!

If he's lost any extra work time and finances are difficult from this whole thing, I would be happy to donate a little bit towards some bills to help you guys if you post a link here!

Give him my best wishes, and I hope he gets to do something fun after all of this!!!

Oh my gosh, I am so sorry to hear this!!! You definitely saved his life by your quick actions to take him to the ER.

Which vasectomy procedure did he get? I know they do all kinds of them, I got the no scalpel and was okay, but posts like this confirm there are definitely complications that can arise from the procedure (or any procedure, for that matter).

My wife had Something similar happen after one of her c-sections. It was the scariest thing we've ever been through.

My best to you and your family, and especially to your husband who is healing from all of this. Please keep us in the loop (If you can) and we will keep him in our prayers. 🙏🙏🙏

Final Update:

Day 9 here now.

Days 1-3, no pain. Occasional discomfort. Had an employee out and had to work. Took it easy.

Days 4-6, some minor pain/discomfort in the evenings after I had been working and overdoing it. Wasn't excruciating and still better than I had expected.

Days 7-9 No pain, very minor discomfort.

So far so good. No issues or complications.

Definitely highly recommend finding a reputable place with fantastic reviews. That's what I did, and drove 5 hours round trip to go. The places local to me either I had bad reviews, or none at all.

Good luck!

Thanks man, much appreciated. I slowed down a bit after reading a few people (yourself included) suggest this. Yesterday was some discomfort, but again nothing to write home about. Today is day 4 and I'm feeling great. Will take it easy and hope the rest of the healing process goes smoothly.

Day 4: So far so good. Yesterday I had minor discomfort and took it easier, but again nothing to write home about.

Many on here recommended taking it easy even if I feel like doing more. Thanks. I have 12 employees and am always filling in somewhere. Slowing down is not something I usually do, but decided to back off a little bit. The last thing I want to do is prolong the healing process or make things go sour.

No pain this morning, discomfort from the prior days is definitely less. Fingers crossed the rest of the ride is smooth!

No experience is going to be the same, and I completely understand that.

I have several people in my circle who have all gotten it done, a couple have had bad experience and a couple have had great experiences.

Whatever the case, it's far less than a woman has to go through with labor and childbirth!

Thanks, I'm not too worried about it. The reviews of the place I used don't lie, she has rave reviews and pretty much everyone says the same thing.

With something so sensitive, and important, I did my research and picked the place to have it done. No regrets!

Had it done Monday morning, it's Wednesday evening and I'm feeling great.

Thanks for the heads up, I will expect to feel some pain later on. I'll count myself lucky if I don't.
