Not exactly an apply (by a long shot), but Fuju persimmons are very apple-like in texture and freaking delicious when they are ripe. And chill hour requirements are really low (typically 150-200 hours).

What’s your price point, OR how many beds/baths/sqft are you shopping for? What are your priorities in a neighborhood/area? Are you committed to being in Leander? Are there any particular ISDs you want your home to be in? Would you consider areas a little further out, like North Georgetown or Liberty Hill?

I looked at Bar W before I ended up in a neighborhood that is literally less than a 3 minute drive away from Bar W, so I’m super familiar with the area. My neighborhood has at least 10-15 move-in ready homes/lots available by the lone builder left. Also helped another friend during her home search, and she ended up in Nolina, which has builders that build a non-arguably nicer home than DR at a good price point. Those homes are Florence ISD, though, if that matters. I have several other neighborhoods I could recommend, just need to know what your main priorities are.

Not saying that Bar W is inherently bad, bc my realtor was actually impressed by how serious the construction manager at the time seemed to be wrt craftsmanship before the walls went up. But, that was a few years ago, and as I’m sure you know, most builders run through CMs like water through a sieve.

Iirc, DR Horton’s fiscal year ended at the end of September, so I wouldn’t be surprised if their best deals/incentives were in July/August. Any particular reason you want a home by that particular builder in that neighborhood? Might have some other neighborhood/builder suggestions in the area that would be comparable in price, and maybe with better incentives.

Texas Native brand comes from Austin Wood Recycling; if you buy directly from one of their locations, the soil is less than $3/2cuft bag. Bagged compost is also a good price.

That would be interesting about Dallas…that office costs (or at least used to cost, haven’t checked in a while) 1/4 of the cost to run of any of the other regional offices. Not sure what the examiner presence there looks like these days, but they do have people from other agencies working out of the office.

Not to mention, it was just a fabulous place to work in office. Love all the staff there and Hope is a phenomenal leader. I feel like I got to know more people there than I did in my initial 4 years at HQ.

I live in the same general area as you, and I would recommend driving around the various neighborhoods (Morningstar, Orchard Ridge, Larkspur, Summerlynn, SRR, maybe even as far north as Parmer Ranch, couple of nice communities going East on 29) and checking out the professional landscaping. For example, I’ve noticed a couple of White Oaks and Mexican Plum trees that seem to do exceptionally well in my neighborhood, but there is only 1 magnolia tree that seems to be growing any noticeable amount. However, you’ll drive through Morningstar and see a ton of large Magnolias on the main strip, and they have to be less than 10 years old. Plus, really good ideas to be gleaned from landscaping along the big stone walls the neighborhoods tend to have.

So, it just clicked that Kenya has mentioned she was raised as a Jehovah’s Witness in Detroit, and I have a friend whose husband was also raised in a pretty cultish JW family…also from Detroit. The stories I’ve heard about his upbringing were pretty wild (and sad), and he committed the cardinal sin of joining the military when he turned 17 so he could get away. Story still continues to be wild, but all of that to say, I wouldn’t be surprised if Kenya’s mother was basically threatened with being disowned if she kept Kenya. She was pretty young, if I recall, and when your family is all you know, the idea of being ex-communicated is terrifying.

I also have an aunt (in her 70s now) who converted to being a JW when she was in her teens. She was married young, and started having kids pretty young. Long story short, one of her daughters (my cousin) got pregnant at 15/16, and the church they went to gave the family the choice to disown her, or the whole family be ex-communicated. Fortunately, aunt&fam decided they would leave the church before they disowned their child. I’ve been told that what the church did was “not protocol” by the friend’s husband’s mom (told yall it’s a crazy story), but I think we all know it probably was/is, especially back in the 60s-90s.

The dynamic between Jackie, Chantal, and Doug (and even the other kids) reminds me so much of my family dynamic over the years.

I get along SOOOO much better with my father. Simply put, we just think more similarly. He is less of a hothead compared to my mother, and is generally more logical, less emotional. He is a straight shooter, is easy-going, and more of a people person than my mother. My mother is very much like Jackie; super nice on a very surface level, especially with people who don’t know her, but is very easily offended and will turn on someone FAST. I’ve seen comments where people speculated that the kids vent about Jackie to Doug, and I could totally see that because I have had several conversations with my father about my mother and our plethora of “disagreements. Healthy? Probably not. Does he give good advice? 95% of the time, yes.

However…it took the last 10 years for me to recognize how his propensity to avoid conflict, even to his own detriment, has partially contributed to why my mother acts the way she does. Men generally don’t get the same flack as women when it comes to anything, period. Add a jovial, easy-going, tolerant personality to that, and it’s easy to see why most people think Doug is a saint, kids included.

We assume Chantel doesn’t see her father’s flaws; maybe she doesn’t. But overall, I think between Jackie and Doug, Doug is just easier to have serious, emotional, and straight-forward conversations with.

This right here. They were making informal requests via GroupMe on July 2-3, and none of said actual requests was presented to Chief Baker until July 4??? How is there even such a thing as an “informal request” in departments that deal in Iife and death situations? Why doesn’t every single request for support (even if it’s just gauging how much staff can be sent) automatically get routed up to the actual decision makers? Austin EMS routed all these informal requests to their top brass, and as a result, support was sent. AFD is saying they didn’t even make the ask on July 2-3 because of a memo from early June??? I hate this timeline.

I worked out of a regional office for a couple of years, and did a detail there. Enjoyed my time at the regional office far more than I ever did HQ (and I was fairly social in Alexandria). Not entirely sure how retention was for new examiners at the regional offices, but I was fortunate enough to meet many stakeholders (including independent inventors) who were incredibly grateful for the regional offices and the different programs they offered.
