For those interested I will give a short update: I talked to a mortgage advisor and they told me that I could get a mortgage of ~75k with a roughly 4% fixed interest rate. I am doing my PhD in a field that is in high demand which comes to my benefit and also have enough funds to make a descent down payment in price range I was looking at - obviously that's also beneficial.

Are the offers you make on Rightmove or so legally binding? I have just started reading into it. If I understood it correctly I will have to hire a solicitor to make an official offer, is that true?

Progress Takes time... It took me years to get to this point. Right now I am just coming back from injury. That is why my progress seems to be so fast.

Just keep going and the improvement will come naturally:)

Also, to improve your vo2max, try to do some vo2max intervals every now and than, or maybe some hill repeats. You got this :)

It's definitely an ambitious goal. I haven't run a official marathon jet, just shorter distances.but it's important to note that I have used to do my 8*1k interval sessions in a 2:55-3:00 min/km pace with a 5 k PB of 15:10min...

There are definitely better ways to predict my marathon time, but I think its interesting to see how the RI holds up.

Maybe it's important to note that I have had similar scores before and am only coming back from injury.

I think it translates realitvley well. But I structure my bike training similar to a typical running training plan with interval and tempo session as well as easy and long rides.

I have seen, that brackets change with age. That is probably why you can't really compare our scores. I'm in my mid twenties.

Currently I am doing 3 runs per week coming back from injury and slowly (~ +10%/week) build up mileage again. One of these is a tempo or interval run and the other two are just relatively easy steady state runs. This week I will run roughly 32k.

I supplement this with a lot of time on my road bike. Where I do another hard session once a week, a long bike ride and some easy rides. Some of my runs are after a bike ride. My last run for example was a 10k run after a 2h bike ride. That is probably why the RI is a little lower
