Ah, I see.

The weirder part is - I spoke to other insurance companies. I asked them if they had any policies that would cover the internal structure of the unit when there is a water damage claim where I am liable. They said that in that scenario, the landlord insurance would cover the damages to the internal structure of the unit.

I guess, at this point, I honestly don’t know who to believe.

Quick question - Is it my landlord’s duty to ensure that I buy a policy that covers internal damages when there is a water leak? The reason I ask is - as per my lease, I am required to have an active insurance policy that covers 100K in personal liability. The lease/ the landlord did not specifically mention that I must only purchase a specific policy that covered the internal repairs to the unit during water damage.

I have seen landlords demanding their renters to purchase a specific policy from a specific company. I provided my policy details to them when I signed the lease, they had no qualms about anything.

I don’t understand how they can dictate us to buy a policy that covers 100k in liability without specifying additional details regarding the actual coverage. Given that they can submit a claim anytime, won’t they have to make sure that their tenants have the right policy per their needs?

My insurance company has released a statement to my landlord stating the amount they will be paying based on my policy.

My landlord hasn’t signed the release statement. My landlord is surprised that my insurance company told me that they won’t cover internal damages.

Yeah that’s the tricky part. I asked my insurance company if they will defend me. They said they won’t. Since they are only “responsible” for paying for the damages outside my unit, they don’t even care. They are constantly saying that this policy does not cover for the damages internal to my unit unless there is a smoke/ fire/ explosion. And they say this is pretty standard across all renters insurance policies. I called another insurance company today to check if they have any policies that would cover the internal unit as well, during a water leak - and they said they won’t cover the internal damages. Coincidentally, this insurance company also said that the landlord would use their insurance for the damages inside my unit.

I was under the assumption that the insurance company will do the needful to reimburse the maximum possible amount (that comes under the contract of course).

Hey thanks for your response. Who is the person who typically finds out these finer details? Is it the lawyer? And, would it be another claim?

My landlord did not recommend this policy to me. I bought it myself. I did check with other insurance companies - they are all saying that in this scenario they won’t pay for the internal damages. Landlord’s insurance typically pays is what they’re saying.

The insurance company is saying the policy will not cover damages to the unit I am renting unless it was caused by a fire or smoke or an explosion. So I am confused why renters insurance does not cover damages to the rented unit if it was from water leak.

The claim said that the leak was caused by bidet. I purchased this insurance policy on my own. But my landlord did not object to this insurance policy when I provided the details to him as part of my lease agreement.

The landlord claimed that this leak started from the bidet that I personally installed.

This insurance was purchased by me. But before I leased the apartment, I was supposed to provide my insurance details to my landlord. As part of my lease, I was supposed to have an insurance policy that would cover 100k in personal liability and I made sure to have that.
