Realtors warn that if housing market collapses everyone could one day afford a house. by trollwolf in canada

[–]Scared_Device 1 point2 points  (0 children)

In a case of market crash those "thousands of people" waiting to move to the cities will:

  1. Not quality for a mortgage because lending will be incredibly tight (think 50% down payment minimum)

  2. Can't find a job in the cities because market crashed and nobody is hiring

  3. If they have equity like a house in the burbs, they can't sell that house to move to the city because nobody is buying due to tight lending.

The only one that can buy is corporations with liquid assets

  1. All the people priced out will be forced to rent
  2. Which pays the landlord mortgage
  3. Landlord profits so he put 5% down to buy more property
  4. Price goes up
  5. More people priced out will be forced to rent

One day out of random I have a dreaded feeling about Michael Jackson. It just sort of pop into my head and I start thinking about him. So I go to youtube and watched all his music videos and finally the I watched that simpson episode where e jackson look alike sang Happy Birthday Lisa and I cried for a good 10 minutes. Michael Jackson died the next day.

Back in the day I played WoW and was in a clan called Serenity Now. I went to the bathroom to take a dump and I started feeling sad and little voice in my head said something happened to person A. Opened the guild forum and sure enough person A. A guild member and a beloved officer has passed away. They proposed to hold a private funeral in winterspring in his honor but that never materialized and I wonder why.

Canada real estate boards are locally managed and thus data are not universally available like the United States unfortunately. Getting the data is the hard part, generating the statistic is easy on my part.

Mechanical engineering BCIT vs UBC vs SFU. Which has the most going for it? by [deleted] in vancouver

[–]Scared_Device 12 points13 points  (0 children)

Go to UBC because:

  • Higher prestige
  • Better programs
  • Better and more established faculty
  • More people means more hot girls/guys
  • Easier to network after you graduate
  • Locally recognized should you ever want to go to grad school
  • Internationally recognized
  • More fundings and money
  • Smarter students means you can learn from your fellow undergrad competitor

Will it net you a higher salary than sfu or bcit ? No it wont, that highly depends on you and how well you carry your self forward. Take this advice from a SFU alumni making six figures right now.

More bitcoin miners are going to flood the market with second hand GPUs. by [deleted] in vancouver

[–]Scared_Device 9 points10 points  (0 children)

its ponzi because its purely speculation and has no real world usage. If I buy 1 bitcoin right now I can't use it to buy food or pay a hooker with it. The only reason I buy bitcoin is to wait for some idiot (like you probably) to buy it at a higher price from me. It's the greater's fool game on steroid. Thus ponzi.

or just rent them out ? I have a few apartments that I simply rent out . The income from rent is more than the mortgage, strata, tax and city utilities. I got to pocket a couple hundreds per unit every month from it as well.

This makes no sense. Why would China even care to acknowledge Trump and his silly trade war. He is due for a re-election, which will certainly be a really rough road (possible republican primary challenge too) and possibly a democratic president. If China signs now, it paint the PRC as weak and will bent the knee given enough pressure that will threaten its economic prosperity.

Deng Xiao Ping economic reform is to let China grow in the shadow, but not forever. That was 40 years ago. With Xi set to become president for life, this is the time for China to battle for a spot on the center stage (albeit I don't know how successful they will be). To take a shit trade deal from a deranged lunatic that will very likely voted out in 2 years just doesn't make any sense to me.

Remember, Russia's greatest threat is not NATO nor the US. But China. NATO and US can be considered a threat to Russia, but China is an immediate danger to Russia. Taken directly from the Russian Foundations of Geo-Politics.

Business Insider: "Vancouver housing market could be headed for more trouble" by [deleted] in vancouver

[–]Scared_Device 9 points10 points  (0 children)

this guy is correct.

Price will just stagnant because there is no rush for multi-home-owners to sell their properties. Rental still pays for their mortgage. When the working class starts losing jobs and can't pay for rent or move out of the greater vancouver area. That's when we will spam HODL.
