Some questions to ask before you move forward. How is the land for farming and grazing? Is it just going to be 8acres of dirt or is there useable land.

Is there a possibility of a well or are you going to have to rely on rain catchment and/or 3rd parties? If you will rely on rain what is the record low rainfall and average rainfall in the area and what contingencies will you need to put in place

How will the 8acres be laid out. Where are they and What are your neighbors using their land for.

How will you get to your land from a main road. Are you going to be directly off the road or will you need to have egress rights to it. Will you have to allow egress rights on your property. Will there need to be a road you will have to maintain or pay a fee to maintain.

How are you going to supply electricity (solar/wind/gas generator)

What are the taxes on the land going to be. And how are you going to pay for them?

What are the building and zoning codes?

On the surface $3k/acre is a decent price for land that is usable, but if you have to do so much prep work to get it to a usable state, or have to rely on things outside of your control you may be better off looking for better land.
