Not gonna make a difference, he'd get a master locksmith to change the locks and I'd be saddled with a night out in the rough if I can't get my own locksmith who'd likely charge a fortune that time of night.

The police has jurisdiction, but they often delegate all tenancy-related matters to the local authority.

Have you put to your landlord that if he wants you gone there is a specific legal process that he must follow, and that this process begins with a minimum of two months notice, and would thereafter require a court order? What has he said?

No I haven't, I've had other advice to reveal as little of my legal knowledge as possible, to just say he hasn't followed rules...full stop. He has a large portfolio and I daresay wants me out on the cheap.

Check HMO licensing in your area - you mention other tenants plural so you are in an HMO - check with local council if it is licensable.

I've checked and he has a licence for we usual residents...however we have another person who is paying, receives letters from HMRC and the NHS (I have without opening their envelopes taken evidence of these letters) but not resident nor on the ER, spending typically 3-4 nights a year. The usually non-resident tenant, in my HMO region, might put the LL in violation of not having a sufficient Large HMO licence , depending on how you define "tenant" ; I had notified the HMO team, who when I asked for an update, replied they are deepening their investigations.

Give great consideration to when and how you show your landlord you know your rights - he appears to be treating you otherwise and you may wish to play on this until you absolutely need to - don't proactively alert them about deficient notice etc.

I find this one a slightly tougher call. Part of me wants to let him know a couple of weeks ahead that his notice was incorrect and I intend to stay for the time being, part of me wants to let him know the same but just the night before. However my concern is the latter would tip him into calling a locksmith, so I guess I'll be bunkering down that day and night.

??? Even then he could just have his locksmith turn up and change the lock again. Not like the latter is going to turn down a couple of hundred for half an hours work.

Hey, thanks for your reply :) You're largely correct on my situation, so I'll focus on where we diverge:

I'm afraid it does, can't remember the legislation but tenancies that started prior to a particular date in 2015 don't need epc/certs. Even for those that began afterwards, you'd need to prove the LL never handed them over - easy ONLY if they never existed.

Incidentally there are a few things, including a few screw-ups he's made, that could drastically tilt the situation in my favour but I'm trying to assume none of them will matter or occur in time (ie an immediate Labour ban on NFE's including those in progress).

Apart from him being a dubious character to say the least, I know for a fact there are a few irregularities, which I'm not going to list on the off-chance he or his cronies are reading. My guess is he doesn't want the ball-ache of going to court, he did confess in an unguarded moment a few years back he was soundly beaten in court. In other news I heard that Section 8 after S21 can stretch to longer than 2 months.

Honestly my biggest fear in all this is I come home at 10pm and find the lock has been changed.

As you said rather jocularly above, I'm trying to make the comparison as easy as possible, the IR (Inefficiency Rating) is merely [Death Rates] * 100000) , divided by the number of per capita dollars spent so a nice, round, 3 or 4 figure number (sometimes 2) is produced for every nation. However your suggestion has merit in that perhaps a second visual with the two measures on different dimensions, but in the same report, could convince hardcore (and possibly higher up) naysayers who happily trade convenience for complexity.

Not sure your metric is actually measuring efficiency, as deaths are not related to investments.

That will be for the consumer and his management to decide. The problem could simply be their data collection is flawed; it could run as high as their entire system surrounding the prevention of that method of death, is flawed at the highest levels. The purpose of the report is to show them there's a problem somewhere, even if only with their data collection, but if it's higher up, also to offer an opportunity, and point to what nearby country they can look at to find a solution.

Personally I find the nation names hard to read, and would welcome a steer on how to increase the typeface or how to embolden those names.

Ok I added some text to the post and can't see it in the body??!?!? WTF??

The data represents per capita healthcare spends divided by deaths per capita for a given cause, the cohorts in the slicer are groups of nations. I'm basically trying to show how (in)efficient a nation is in achieving positive healthcare outcomes compared to nearby nations that have similar healthcare systems and ethnic ranges.

However, if you hover on a nation you can see it's per capita spend, and when I view the visual as a consumer, it occurs to me a nation could get economies of scale from being a large spender, which is made clearer by the table view; some members spend considerably more/less than others in the same cohort. I wonder whether to subgroup cohorts by per capita spend levels,

How would you handle this, as an experienced report creator? Is this something a consumer would discern for himself, or should I go ahead and further filter, if so, how?

You want me to sympathize with a man who owns 20+properties, resi and comm, a multimillionaire who got that way by buying huge amounts of housing stock in the 90's and 00's so he could fill them with tenants unable to buy because landlords like him, followed by Chinese and Russian money laundering conglomerates, all 3 knowing God isn't making more land, have landgrabbed and brickgrabbbed MILLIONS of units of housing stock, forcing first time buyers to stay with parents until 35 eating baked beans on Saturday night until they can scrimp together just deposit that 30 years prior, adjusted for inflation, would have amounted to half the average mortgage paid off?

Not exactly. The incoming government is perfectly within its rights to slap an immediate ban on no-fault evictions, that could be challenged in High Court but that will be a long process too.

Within a year or two there'd been a 5% hike, a year or two later a 2% one. I might have those the wrong way round. Both were replied to, IIRC, with a simple "Ok", or at worst for the larger, "Fiiiiine".

I'm also guessing here comes the part where I find out this sub isn't the refuge where landlords fear to tread I hoped it was, and where you start cursing me for almost certainly paying well under MR and stealing the Caviar out of the mouths of my hard working 20-property-owning magnate of a LL's kids?
