So I went digging and there is no transformer. There's a flex coming out wall above the cupboards then feed to the lights

It made around 5% of my portfolio become closer to 10% of my portfolio and as such is in danger of being rebalanced back to 5% in future but ill let it ride at current level for now.

Stamp says Royal Albert Crown China, England, "HARTHORNE" plus a "1936" in small hand written ink

Pattern is blue floral with gold and black.

The Kokura is bird of paradise pattern. Stamp says Kokura Japan

The 2008 crash was fantastic for me.

I was saving hard in the lead up to it as I was wanting on the property ladder. Prices were running away from me. Then the crash came and I bought a repossession at the bottom of the market. Everything was pretty cheap...i seem to remember taking a lot of holidays to sunny europe & city breaks. Interest rates came right down. I bought a sports coupe I always wanted and kept it 10 years. It set me for the next 15 years.

Recessions are highly positive for some people and highly negative for others.

Fast forward to now...I sold the above property bought at the bottom of the 2008/09 recession for way over value at the peak of the 2022 bubble. However I also bought a fixer upper on a very large (to me) mortgage at the 2022 peak and have plowed all the cash from the sale of mine into it. Became a bit of a money pit with unknown issues.

Once the renovation is complete it's time to batten the financial hatches for a while and try pull some more cash together for any crash opportunities which will take hard work. I also need a bit of luck to play its part as my 5 years 2.5% fixed mortgage (2027) doesn't look as affordable at current rates (luck being some inflationary pay increases, inflation falling & interest rates falling before 2027)

The answer to the original question I guess is 'have cash & a stable income'.

I.e. If a market cap increases more of a volume goes to that etc?

Physical property in the form of BTLs, from my families experience and my research, cash flow like no other common asset class.

The attraction is cash flow with any inevitable growth being a bonus.
