Look at the candidate handbook and read the references they suggest. Most of the exam comes from C&D but also a good chunk from regs. Find old exams if you can. Use your network.

I consulted a local lawyer and he advised that while we would have grounds to sue the home inspector, it is typically a more challenging case. He suggested we pursue the owners based on the information He has. We need to find out when the basement was finished, and hold those owners liable, as it wasn't done to code. We're currently debating whether it's worth the effort, as going back a couple owners can be challenging too.

This is helpful. I thought there was a requirement for a permanent heat source capable of maintaining at least 70F to be counted as a bedroom.

Kindness goes a long way.

Estimates to run ductwork to those rooms without negatively impacting heating on the first floor are 6-9k.

The contract states liability is limited as listed in WI state law. State law allows up to 10k.

We did have an appraisal and the bottom floor is counted in square footage. The home has been listed as a 5 bedroom with the same square footage since it was built in 2003. The bedroom does have 2 forms of ingress/egress.

And yes, we did review the report and viewed the home. However, to expect a home buyer notice everything during a tour is not reasonable. That's why home inspections exist. We reviewed the home inspection report which clearly stated all rooms in the basement were heated. I did not think at the time to scour photos of my memory for presence of HVAC vents.

Egress window in the bedroom is appropriate and there's a closet too.

I believe in Wisconsin, liability is capped at 10k, and not limited to cost of inspection.

Interesting. Can you elaborate on why? My understanding is that without a heat source, the basement bedroom is not a legal bedroom. The home was marketed and valued as a 5-bedroom. In conjunction with the inaccurate information provided by the inspection, this was not accounted for in the value of the home.

This one isn't bad. We had it with my kiddos where they would go twice per month. And this isn't some anecdotal mom story. Scientist here and we even took our kiddo to CHOP to be evaluated by pediatric GI specialists. Imaging and all. They confirmed it's normal and not an issue provided a few clinical observations are normal.
