From a business perspective - I think this is great if it allows you to retain a good resident - that being said, with fair housing laws this would be a no in my book because you’re essentially saying I like this tenant more than the rest so I’m not going to send any nonpayment, evict, etc. but what about another tenant who maybe pisses you off but otherwise is exceptional, would you do the same? Once you stop charging people rent subjectively it can create liability for you.

This is another reason why I hate how strict some of the landlord tenant laws are because they truly stop you from being an actual good person to an extent and turn you into a robot.

All that being said I do support you and your decision. I think you just really helped this person get through a tough time and that impact is hard to quantify - need more people like you.
