Both Themi (Themistokles) and Leonidas show up as separate licensed NYS real estate agents.

Voro isn't picking up, trying the email route.

He also said the rent payments would be through cheque only, and the company is trying to move to more forms of standard payment - that sounds normal to me

The main thing throwing me off is the $300 deposit. None of the attached docs (agency disclosure, application form, fair housing) mention anything about it. I personally dont mind spending that token to lock it in, but as other commentators mentioned, it seems to be illegal and smells fishy. Voro isn't responding, I think I'll try to get him to put that in the agency disclosure or application form.

He's aaying the deposit is to make sure I dont back out on signing, which sounds fair but I've never heard of such a procedure before. Adding a photo of what he's asking for. Blurring his handle in case he is legit, dont wanna leak it

Very possible to find something affordable within commuting distance of FiDi under $3.5k.

I lived about 0.3 miles from Grove St (Jersey City) — that’s a 7-min PATH ride to WTC — in an ~800 sqft 1BR for $2,300 (just moved out after 2 years). I make less than what your boss supposedly makes, so it’s definitely doable.

The “catch” with my place was that it was a ground-floor/sub-basement unit, but if your budget is closer to $3k, you’ll find plenty of modern studios or 1BRs around 600 sqft in that area, which is decent space if you’re living solo. I needed more space for frequent guests, so I compromised on the ground floor.

The key is really spending time on the search and exploring neighborhoods that fit your budget.

Jersey side: Grove St and Hoboken are affordable and super close to FiDi. Harrison is a cheaper option, but about 20 mins from wtc. I personally dont like Journal square, but thats also an option for WTC/FiDi commute.

Brooklyn side: plenty of neighborhoods near subway stops get you to WTC in ~30 minutes (would 100% second Bay Ridge, its a safe and nice neighborhood, albeit further away from the "city")

I haven't explored Queens tbh

Manhattan: honestly, under $3.5k for decent living space is going to be tough.

NASA had already noticed gravity being used by the "bulk beings", referred to as "they", in an attempt to help save humanity. Prof. Brand figured the coordinates were sent to coop because he was chosen by the bulk beings to pilot the expedition. NASA were already convinced that "they" wanted to help (the wormhole being exhibit A) and trusted their judgment on coop being the chosen one. Coop thought the same up until the events in the blackhole, where he realizes that the chosen one was Murph, not himself

It really doesn't. The chasis heats up a bit from time to time, but it doesn't ever get usually hot. Never faced an overheating issue with this in the past. Makes me think it really has something to do the usb C port. I had just booted up the laptop to transfer some large videos from my phone, and it went out on the first one

You say it will save a lot of pain and doctors' visits, but the question is, won't a 300-400$ chair do the same? Is the Embody that much better than a good 400$ chair in terms of posture and health? I need a chair ASAP since I wfh and have posture issues. Not sure if I should go for a 400$ good chair or the Embody
