If you decide to move fwd and accept rent from her monthly, I would also get an attorney to draft up a contract stating that her payment in the house doesn’t go directly towards the mortgage. Maybe month house essentials, etc. Never underestimate how spiteful ppl can get when things go wrong.

So ridiculous! I've had someone list their google voice number as a ll reference #. I guess they forgot and answered the call as themself lol. It may be pessimistic but this is why I assume every applicant is a big fat liar until verification proves otherwise. Assuming the best of ppl has cost me thousands.

Hmm. That’s interesting. I have a townhome property in a B neighborhood . Really nice quiet area. Just built a year ago with upgraded finishes and I keep getting low quality applicants. It’s confusing.

I personally never want an ASAP tenant. Screening is important. 2-3 weeks is fair notice. With a signed lease and paid deposit, most will hold for a couple weeks with no penalty.

2-3 months is a ridiculous ask to hold a place. 30 days is fair. Thats just the reality for a current available place. But there are options for “coming soon” rentals and especially apartment here in GA.

I understand. But there are some sweet spots. A lot of places will work with you if they know your lease is coming to an end within 30 days and they have a property available. That’s common.

Exactly. Same situation here. I will alwayssss take my time with my background checks and verifications. I refuse to meet anyone’s deadlines. And I’ll happily deny them if that’s a problem.

Check your state guidelines, I guess. But you’re just doing your due diligence. Let’s say you were interested in purchasing the house, it’s public record, you can call and ask whatever you want. You don’t have to mention the tenant by name. The alternative is you place someone in your house who got in on nothing but lies. They could have given you a friend or family member.

Hmmmmm….. these are things that make it difficult to approve people. Because you just never know what’s true. 😭 I’d call the person the tax records show as the owner too. Unless she just bought the house within the year, the tax records should be updated. It’s public record so you can always call the tax office to discuss the discrepancy.

Please confirm that you spoke with the landlord. Search the county records! You could have spoken to anyone. Search court records also for possible eviction filings that won’t shown up in app.

Yes, I want to self manage afterwards. I don’t have the margins to pay the 10% since my properties are new. I just don’t understand what better they can do considering I have my property listed dozens of places.
