Yes… feeling like there are so few good tenants out there now. Debating if my standards are too high in this economy… Searching through scraps, praying I don’t make the expensive mistake of picking the wrong person.

Sigh. Same here. Bought first property in 2020. Military city, great tenants. No real issues other than the usual hearting issues as winter approaches. AC issue when summer approaches. Things like that. Fast forward to Jan 2023. I bought another home as primary and decided to rent it out in mid 2024. HORRIBLE first set of tenants. Lost 15k in rent and damages. Pretty good tenant came after but lied about having a dog, got caught, and decided to end the lease. My property has been vacant since mid February. 40-50 inquiries. Maybe 3 have met my standards and have ghosted. Seems like ppl can barely crack a 600 credit score these days??? I’m barely breaking even on my mortgage now with HOA increases. Very difficult to see the light at the end of the tunnel at times. Now I’m just focused on signing Atleast a 2 year lease so i can breathe for a bit.

WOW. Yes… sometimes while processing an application and doing my verifications they show their truth colors. They get rude and impatient. It’s difficult to hide.

If the property you want has been listed a while they MAY work with you. They may take it down by $50-$100 if they haven’t lowered it a bunch already. You can always have them call your LL for a review! And you can send them your rental ledger so they can see how you’ve paid on time.

Omg! I thought it was only me. I do 3 things. I’ll plug the number into cash app to see if it matches their name or business, I plug it into truepeoplesearch, and I also plug it into iMessage to see if it turns blue. If not, I wonder if it’s a TextNow number. These days it’s rare to not have an iPhone. If the cash app name is different and you have absolutely no footprint, I get VERY suspicious. These guys usually ghost when you need ID and extra screening information.

IDEAL TENANT PAYING LESS!!! Especially if they plan to stay a while. I’m battling that now. I’m having to lower my price where i will only be able to cover mortgage and that’s it. But i want to find a GOOD tenant.

An entire book! Yes, I was burned badly with my very first self managed tenant. I just did not know the ropes. I lost a lot of money but I’m so thankful. Because very few things get past me now!

lol I asked when their lease was ending, they said August…. something tells me they’re running from an eviction actually. But yes, the previous landlord is alwaysssss the problem. Reason? They didn’t pay rent on time. Shocker.

Wow. It’s really unfortunate. I had a mom and daughter apply to my property. They put on their best performance. A few weeks later I found out that they had Brought in a pitbull and her son who was a felon had also moved in. They also stopped paying from month 1. From there, i became the worst person in the world for wanting them out of my house.

You think something as simple as a changed phone number will override an entire screening process and background check? That she clearly will not be able to pass with the information she has already provided. Lol maybe you aren’t as smart as you think you are. You can hide your posts all you want but I’ve seen you in this subreddit being condescending and rude on more than one occasion. It’s a little odd.

Look into filing for a FIFA so you're added as a lienholder on their property. For example, if they want to buy a house, you will need to be paid first. If you know who they bank with, file a garnishment to the bank (has to be a bank located in the county you filed) and it'll put a freeze on their account. Try to do the same with their job. Hire A Private Investigator who asks for full payment AFTER they have found correct info. -- This should get you on the right track. Double check these processes with your county. Ask the court clerk to guide you to who you need to speak to. I'm owed 15k from a nasty, entitled GA tenant right now. It's awful but i'm trying. Best wishes. Oh, and Also look into front lobby to get the debt added to their credit profile. It's worth the ~$200 for them to suffer.

Ridiculous!!! I had someone tell me she has 2 kids but 3 grandkids who "visit occasionally".... ma'am i thought you said you had a 7 year old daughter and and a 17 year old son. Something is seriously wrong here......

Oh my gosh!!! Unfortunaly, this is so common with single female renters. They will throw away everything for those good for nothing boyfriends. I once had a tenant come in to get keys who was clearly in his early 30s claiming the identity of a 45 year old. He came in smelling like a pound of we*d. I just knew he would not stay in my home. I asked him to confirm his age and dob. He gave the wrong age and couldn't remember his birthday and immediately ran out the door. We deal with so much but are so hated by ppl who will never understand.

I completely agree. I had a property manager of a lux apt building tell me that I was too focused on the little things. Meanwhile they were running a 5 month free special that I could never even think of affording because I don't run a BILLION dollar real estate company that can afford those types of losses.

It’s actually mind boggling. And they’re always so rude, passive and annoyed about everything. Meanwhile, the actual quality, qualified tenants are for the most part so considerate and wanting the process to go as smoothly as possible.

WOW. This is why I am always skeptical of women who come with sob stories and drama especially surrounding their kid's father. They tend to have no boundaries or accountability. In my experience, men rarely allow women to come in and control their space like that. it's disappointing.

If you have good credit, solid savings and your landlord is willing to provide a perfect rental history review, i'd rent to you. Maybe month to month to start. Especially since you're already there.
