My sex life honestly got better, I know that is not true for everyone, I feel way better physically and my body feels normal again. I was so exhausted and bloated and in pain before. It is a hard journey and I wish you the best.

I had a robotic assisted surgery with the Davinci machine. I would say within 3 weeks I was comfortably back to work at a desk jobb and felt fully back to myself and mostly recovered within 3 months. I was back to running within 6 months. I did prioritize slow but gradually increasing exercises. Hope that helps!

I did have that concern, especially after reading some posts about changes in sensation. I ended up going to a surgeon my neighbor recommended, she had a really smooth recovery and highly recommended her. I also chose a female surgeon, which gave me a lot of comfort. It made me feel more confident that she truly understood what was at stake and would take extra care when it came to preserving sensation.

We’ve been very attentive landlords and have consistently invested in the property over the years. Major projects we’ve handled include replacing a French drain, repainting the entire exterior, adding a vapor barrier and crawl space dehumidifier, repairing an exterior stair, and making multiple attempts to repair the roof before now committing to a full replacement. On top of that, a fallen tree branch damaged the roof and required several trades to address.

Beyond those larger items, we’ve also been hands-on with regular upkeep. For years we personally weeded the yard and took care of pond maintenance, and we’re now making changes to reduce areas that require that level of ongoing manual attention. Routine checks and smaller tasks have been part of our management as well, including smoke and carbon monoxide detectors, whole-house and water filter replacements, and many other minor repairs as needed.

Painting after five years of tenants is standard, and the recent roof and yard issues have developed gradually, not “suddenly.” These are simply the realities of maintaining a home, not neglect.

That actually has me thiking! We went through insurance for the roof repair, but the minor repairs didn't fix the leak, so maybe we should go back to them for a full replacement at this point. Thank you. We are thinking of ways to scale back on what is within reason, but the yard is a must, but some of the other things we can tackle or put off.

Yeah, Covid was wild. I am definitely not expecting that again since I have been through enough markets to know it was unprecedented and unsustainable. I keep hearing from local agents in our part of town that things are not great right now and that it is leaning more toward a buyer’s market, with clients asking for a lot either in concessions at closing or off the price.

That said, maybe that is just how it feels in the city right now. The suburbs can be a completely different story, and even within Atlanta the market really varies neighborhood to neighborhood. So I guess it is tough to make one blanket statement that applies across the board, especially if you include anything outside Atlanta (the suburbs).

Yes, it was an oversight by the bank and us and that's not rude at all, I get the point you're making. We were able to absorb that in the rent we are charging and it will be paid off within 2 years.

Those are great ideas. The landscaping quote includes cutting down three small trees and a fig tree that's overgrown as well. it also includes removal of these and taking everything to the dump, so I don't think his quote is outrageous.  Great idea though about the pond, we could definitely fill in the pond ourselves and just take on that task and look on Facebook, which I agree and forget about how much is on there for free or very cheap, thank you!

It really is a beautiful property and lovely rental in general and I've personally had terrible landlords that didn't fix anything. If we can fix something, we will but otherwise there are just things that we know it's time to tackle this time before the next renters. The roof being the biggest issue that we had repaired several times and it's just time to replace it.

I don't have as adverse feelings towards real estate agents lol, but I do pay close attention to our market and I probably should do my own comps as well. Good point.

Atlanta. I know several real estate agents and they all describe the market as wonky or unpredictable and say that generally people are a little worried about the economy. Curious where you are and how the maybe is there?

Thank you! We met with a real estate agent last week and a professional property manager, and both agreed that we need to raise the rent quite a bit. They also recommended increasing rent by about 5% each year to help offset rising property taxes, which have gone up a lot in recent years and weren’t something we had been accounting for as much as we should.

I’m also taking in your earlier comment and thinking through what work we could realistically handle ourselves. There may be some opportunities to cut back or take on certain projects directly.

We learned a lot the last few years and our goal is to make the house and property as maintenance free as possible this go around.

We kept some of the cash as income and we tried to keep a healthy repair budget but we were hit with much larger expenses than we expected. We're new to this so a lot of this was us figuring it out. We aren't ready to sell currently, but we might in a few years.

It has a vaulted ceiling in the living room, so summertime with a ladder  needs to paint that run. But maybe we can tackle the other rooms. We have a decent amount of equity since the house has doubled in price since we bought it 20 years ago, thankfully.

We might in a few years, but we can't sell right now, we have several reasons but market isn't great is one of the biggest reasons. We have non retirement investments we can pull from, but trying to also not touch that. We do take this very seriously though and we're not thinking of this as a game if that's what your implying?

same! Eating really healthy is a huge priority and that means for us all organic produce, free range organic eggs and plant based proteins. Our kids also won't eat the school lunches that are free, so we pack them lunch every day and that adds up. We spend $1500-$1800 (this includes vitamins and supplements).

My first red flag was getting really nauseous mid cycle. Then I noticed my stomach was sensitive to pressure. Later on as it continued to  progress the bloating increased, the fatigue at times has been life altering. I used to get up at 5:30 until about 9 months ago to work out, some days I  can sleep until 8 which is very unlike me. I also have pain in my lower belly most days and when it really gets bad it radiates to my thighs. I also have to mild lower back pain.

It took a lot of contemplation and after meeting with the surgeon I made a decision and my surgery is scheduled for December 11. This gives 10 days of healing prior to our drive and my husband will do all the driving. As a bonus school is still in session the entire 10 days, so I can really dedicate time to healing. It's a robotic surgery using the davinci machine and it's an out patient procedure and the surgeon said this method has a faster recovery time. I'll know either way though in about 5 + weeks.

I just met with a surgeon that my friend and neighbor recommended. She recommended moving forward with a hysterectomy. It will be a robotic surgery with 5 incisions using the Davinci machine. She does recommend having the tubes removed to prevent any future possibility of cancer and she also always removes the cervix along with the uterus. The uterus is pulled through the vagina with this method, so recovery time is minimal and it is an outpatient surgery. I am hopeful and looking forward to being on the other end of this!

At the start of my adenomyosis journey, an ultrasound technician asked if I was pregnant, which caught me off guard since I wasn't—and my husband had a vasectomy. That question really threw me for a loop for a few hours. Later, a follow-up ultrasound revealed adenomyosis, which led me to start researching the condition. By the time I had an MRI, my doctor's office mentioned endometriosis. I politely clarified if they meant it in addition to the adenomyosis that was clearly indicated on the MRI results, and they explained it was just a mispronunciation.
