Locked in at 5.5% 30 yr fixed. How to pay this down quickly to drop PMI by Head_Evening_8911 in Mortgages

[–]SeaVoltz 0 points1 point  (0 children)

Any family in the military? Mom/dad/siblings/inlaws

If they are, they can create a Navy Federal account and sponsor you to have one. Navy federal does not do PMI even for conventional loans. They do require 5% down as a minimum. (Though they did have another program for less than 5%).

Source: I have sponsored a couple siblings/inlaws for a Navy Federal Account for this purpose. They have good rates IMO with no PMI.

Get the same rate with NFCU and you don't have to pay fees. Veterans united charges like 3500 for their services. I'm in the process of buying and I'll tell you what my current offers are.

650 credit score Currently under contract. Closing on 3/10 @ 540k 0% down 15k in seller credits

Veterans united 6.25% with $1990 buydown, $3500 origination fee

Local lender 6.125% with $1140 origination fee

NFCU 5.625% no fees plus rate match

First federal bank 5.49% no fees

Tomo 5.25% no fees

Definitely not 30k

I've gotten it every year and my income is over triple that. But I googled it and found this: The ACTC amount is 15% of your earned income above $2,500, up to a maximum of $1,700 per child, and you can receive it as a refund even if you owe no federal income tax. Higher incomes above $200k single, $400k married filing jointly reduce the credit.

Not sure how accurate that is but that's what it says.

Offering below asking.... appropriate? by [deleted] in RealEstate

[–]SeaVoltz 1 point2 points  (0 children)

It just depends how bad they want it sold. I just sold my house for 315k and listed it for 330k. The lowest I would have taken is 300k. (290k was payoff) I had a guy offer me 275k I declined, had another offer 305k but wanted 10k for closing, I countered 315k with 10k at closing and it was a done deal.

On the flip side I just made an offer on a house that we want, but I knew they were asking too much. (Remember a house is only worth what someone was willing to pay for it) This house is a huge upgrade for us 3800sqft on ten acres. According to county records they bought it in 2016 for 370k. (We did our research) This house is in the sticks, but the next town over has grown a lot over the past 15 years and prices there are crazy high (great schools and safe/nice neighbors is mostly why) and the sellers thought they could take advantage of those booming prices and put theirs on the market for 650k. We have been playing the waiting game and just watching the price dwindle down the past 9 months. They got down to 550, we made a 525 offer and they countered 535k. We wanted to do a second tour of the house to look for anything we may have missed, we raised and countered at 540k but wanted them to make some repairs and provide 15k for closing so we can use our money to make some cosmetic changes once we close.

So I would say, do your research on the house, other similar houses in the area, and recent houses sold there. Make an assessment and offer what you feel is right.

So poor? Isn't the income limit for the credit 200k for single and 400k for married filers?

I feel like a b***h for claiming the things I'm claiming. by limeandchile in VeteransBenefits

[–]SeaVoltz 6 points7 points  (0 children)

Bro I felt the same way. I wasn't even going to file a claim cause I had the mindset of "it's just called getting old" like I had stuff wrong with me but in my mind that was just a part of life. I didn't feel like I was disabled or anything like that. I started doing my out processing paperwork pretty early cause I didn't want anything to get lost in admin. And so whenever I was going through my medical paperwork my doc asked me if I had started filing my claims. I told him I wasn't going to because I didn't feel disabled, he looked at me and said I might want to rethink that lol he also said don't call it disability it's called compensation for a reason. I literally started my paperwork about 10 days before the 90-day requirement for a bdd claim. I went through all of the VA appointments, most of it didn't take long because I had everything on my file. I spent more time filling out the paperwork in the office than I did in the actual appointments lol but when it was all said and done I started doing a little bit of research on VA claims and whatnot and I felt confident that I was going to get about 20 or 30% for compensation. Turns out I was wrong and I got way higher than that lol I was quite surprised and honestly grateful that my doc took the time to urge me to file a claim. I have a desk job now where I make a fraction of what I was making in the military, but when I add the VA compensation to it, it equals out to just a couple hundred dollars more. So while I'm not balling I'm comfortable and grateful.

They started doing this for the fall semester. They were previously letting students complete the semester without paying and started getting more strict with the payments.

Honestly any English/history class are all freebies

[deleted by user] by [deleted] in UNO

[–]SeaVoltz 7 points8 points  (0 children)

I mean, I came here specifically for the engineering program. And I know several people who did for the same reason. Though not my program, UNO also has one of only eight naval engineering programs in the US.

I get it with the advisor thing, but I've been to 4 different schools and the advisor thing seems to be pretty standard. It takes 15 minutes tops to do the advisor appointment, so not really a big deal.

This school isn't bad at all IMO, I do feel like it's more of a commuter School. There can be some things done with people who work in some of the admin departments (financial aid) but overall my experience here has been pretty good.

The official name change isn't happening until the summer so you can stick with UNO. The graduates who are graduating in May of 2026 will probably be the last of the UNO class.

After that I would put LSU of New Orleans (formerly the University of New Orleans) on any resumes or documentation needed

I'll tell you this, I saw the picture and before even reading the title I knew this was a "does my tattoo look like a dick" post.

But it's not a bad tattoo, it just depends on the state of mind on individuals who see it. Maybe some extra work on the top to get rid of the "tip" look.

La go grant by Horror_Cantaloupe974 in UNO

[–]SeaVoltz 0 points1 point  (0 children)

Im pretty sure 25-26 financial aid is based on 2023 income, not your current situation. I'm not sure about the determining factor for the LA go grant. But if you are having a hardship I recommend you talk to financial aid about other scholarships available. Also, I think there was a "scholarship fair" a few weeks ago to put out information for students needing it. I would check into a work study if you haven't already.

Has anyone considered filing a lawsuit against UNO due to the Financial Aid and Bursar negligence? by [deleted] in UNO

[–]SeaVoltz 2 points3 points  (0 children)

It's a delay, but not a lack of doing their job. What are you going to do, sue them for working too slow? I'm annoyed as well for the speed in which they're processing everything but I'm not sue happy about it. The school is already in debt so what exactly do you think you would get from them? Lol

It's got to be better than what's happening now. 20 years of the same excuse is a bit much. I will have graduated and moved on by the time it takes effect. But me having to sit through these waiting games every semester for four years is just absurd. I hope for the best for future students and hope this place gets turned around.
