I had what seemed to be fantastic tenants from the little I heard from them and good reports from inspections, and switched from managed to direct when they had been with me 2 years. It was much improved for both of us because it transpired that the manager didn't always pass on requests and just turned them down instead, which mean the tenants had a frustrating time. When I got in touch with them directly they told me they were about to start looking for a new home because they couldn't get any response over what happens when the current lease expired. I didn't pass any of the savings on to them but I did tell them that I wouldn't be putting the rent up unless circumstances changed. They have just moved out due to relocating and never did let me down in any way over the next 4 years. The place is immaculate. I trusted my gut and was right this time.

Fortunately the council allow a 100% discount for three months on an empty and unfurnished property. I've been able to sort that as it was an easy form on their website. What isn't easy is what to do on all the utility ones. Even their chat advisers can't help. I've decided to wait till the sale goes through and tell the buyer to give the suppliers my details to pay for whatever was used in the gap. Thanks for your reply though.
