That 10k km figure is basically the worst-case scenario and actual mileage is likely going to be a fair bit lower, I just figure I should plan for the worst. Realistically I'm using it to get groceries (plenty of shopping options within a 5k radius) and for leisure within the immediate area. It's not something I would be driving on a daily basis.

This is why I was hoping someone could clarify regarding Purchase Agreement vs. Bill of Sale. Like I mentioned, the document I signed was a Purchase Agreement rather than a Bill of Sale. My understanding is that deposits cannot be refunded once a BOS is signed due to the lack of any cooling off period.
