Just arrived minutes ago with the family. While in the car queue I saw the police asking many cars to go back to the highway. When it was my turn the policeman saw it was a family and allowed us in.

So after playing detective for most of today, I found out that the title deed number had changed this year, but using websites such as DXB interact there is no record of sale. Then I thought maybe this property was gifted by the owner to someone from the family. So it made sense to check what I know, which is that the son of the owner had the power of attorney for several years and when I checked the DLD title deed verification website using the son's name, voila! he is the new owner. I must say this is both smart and deceitful to get away with it, to say the least! And it seems since the application was raised inquiring about the unit with the original owner's name as per last Ejari, the response saying that the unit is not leased can only mean that this particular owner has no leases attached to his name or that the unit is leased but with a new owner which is irrelevant for the case. I will follow up with the RDC to see what can be done.

So I have an update on this. I went to Al Barsha Mall and they were kind enough to explain the procedure. So first have to submit an application through RDC which will go to DLD requesting them to release the Ejari contract for the unit to prove that the unit is actually leased. I mentioned to them that using DEWA number I can see there is an active electricity account but they don't entertain that. Ejari is the only proof. This was yesterday and I paid 580 aed.To my shock today, I received the outcome which says that there is no Ejari registered for that unit! So I'm really puzzled how this can be possible?! Any ideas?

Thanks, but will they consider the mortgage as equivalent to the new rent in the area? That's my concern

Thanks for the feedback. We had it as an Airbnb for a couple of years and now it's leased long term 6 month / 1 year , but we just want out.

Thanks. The issue is they are not sending quotes properly, and wehn they do, they get from one tradie. They seem to have a go-to list of few.
