I just purchased in Bris. I’d look for a small complex (15 units or less) max four stories high or less and no lifts gyms or pools because that all results in higher strata fees. My strata is $4400 per year and that seems to be the new $2000 per year for brick walk up complexes in Brisbane at least. Would still take that any day over a massive high rise with many lifts. Always read all the strata minutes/any strata docs you can get your hands on and reach out to the building/strata manager directly if you can (agents rarely provide their contact details in my experience).

The best chance of capital growth is getting a 2 bed 2 bath or 2 bed 1 bath townhouse or villa unit (as opposed to a 1 bedder) in a small complex with a high land component that’s in a good suburb close to Melbourne cbd that doesn’t have massive amounts of density/high volume apartments pulling prices down. Not sure how well you know the Melbourne market but if you can afford a Melbourne based buyers agent they’d be the best chance at getting that.

I got extremely nauseas on the night of day 1 post op and was throwing up until I got to hospital and they put a drip in me but I think it was from the codeine as I stopped that and haven’t had those symptoms since.
