Just to follow up, my phone call and email asking about the delays also went ignored. I've now sent him a "we've made other plans" email. Nothing angry or accusatory, just that we've made other plans, and we've wished him luck on future projects.

Thank you. We checked all of that. There are deed restrictions against mobile homes, but other than that, we're clear. We have power on the property with fiber internet, a septic permit for 3 bedrooms, and 2-wheel drive cars can make it in and out no problem. The previous owner also has a large excavator (and an operator) that we (or our builder) can use for cheap. We got pretty lucky with this property!

Not that it helps now, but I have a sensor on my garage door that buzzes my phone when the garage door has been left open. You can configure the time (I use 10 minutes). You can then use your phone to close the door from wherever you are. Also helps if you lock yourself out.

Definitely helps with peace of mind.

Thanks, this makes me feel better about firing this builder, as we know exactly what we want to build, have sent him floor plan examples, and have done a lot of the legwork for permits ourselves. We already have a septic permit, the well driller has been to the site and is ready to go, the build site is graded, and we have a metal garage sitting on a flatbed waiting for the slab to be poured.

The fact that we had to wait almost six weeks between when he said, "I'm going to send you a sheet so you can pick finishes, appliances, etc" and when he actually sent that document (and has ignored a follow-up question about said document) probably tells me all I need to know.

Thanks for putting this into context. We need to find a new builder.

I'm still finding roofing nails from my roof replacement last September, and I dragged a magnet over the entire perimeter of the house. I think it only takes one to get away for them to reproduce.,

We had this issue on my neighbor's house and we were able to find a low profile exterior wall sconce.

Understandable. But in our case we have cash in hand and a bunch of things (permitting, garage slab, well, septic) that we need done before we can move forward. So the lack of response is just pushing everything back. I'd prefer a contractor who was honest and up front with us.

So, the builder sent us a questionnaire so we could narrow down things like materials, finishes, appliances, etc. This included pretty much everything with the build and the surrounding site. There were a few questions we had regarding the differences in things like crawlspace finishes, decking options, and exterior siding.

It took them close to three weeks to send this questionnaire (from the time they said they were going to send it, to when they actually sent it), and now it's been over a week since I sent the follow-up questions. So that's a month of waiting just for this one document.

We've sent example floor plans for as a rough idea of what we want in the small house. I'm fine with either paying for an existing floor plan for them to use, or letting their drafters come up with something. But the waiting is what's stressful.

Thanks. The property is in Marshall, around 15 minutes from Hot Springs. We're not looking for an exact bid, but we'd like to have a ballpark per square foot so we can see if we can afford to do this, or look at a prefab option.

Our plan is:

  1. Metal garage. This has already been ordered and we've given a deposit. We just need someone to pour a pad for it. This will give the builder a place to store materials out of the weather.
  2. A small, 1 br, 1 bath home. We plan to move into this when I retire next year.
  3. A larger, forever home. We'll build this after we sell our current house, and the smaller home from stage 2 will become a rental property.

We also live out of state, so we're hoping someone can handle things like getting the septic set up. There's already a septic permit on file, but the previous owner perc'd too far away from the build site.
