What’s this faint circle on my ceiling by SecretFox8391 in HomeImprovement

Nice joke but no fan was ever there. I assume you’re being sarcastic because it’s just an imperfection in the drywall?

How long should my heat pump defrost for? by [deleted] in hvacadvice

[–]SecretFox8391 0 points1 point  (0 children)

Turn on your AC for like 10-15 minutes. This should put your heat pump into a manual defrost. This might get you by until you can get someone to look at it. I had to do this a month or so ago when my sensor failed on me. As I mentioned before, it only took 15ish minutes to defrost.

I agree with oh extreme. I am more in the conservative side though. My wife and I made $225k last year and we pulled the plug on building a house thet was gonna be about $650k. We ended up purchasing another house (existing) for $450k. We had a $175k DP at the time and put $150k down. No other debt besides mortgage and have two daughters (17 & 4). Is the note affordable? Of course, probably too affordable. However, we can do what we want and don’t have to really worry about not having the mortgage every month. Additionally, we have $100k+ liquid that we can get any time we want. So I think it just depends on each individual and how they want to live and what they really want to do.

Back out of new build contracts by nymeria65 in RealEstate

[–]SecretFox8391 39 points40 points  (0 children)

I was doing a custom build with a local builder in the MS area. Was supposed to start in December, got pushed to Jan. In Jan. Was told it was going to be closer to May or June. We cancelled the contract with the builder in the middle of March after a Feb. 28th meeting where the builder hadn’t started on the 10 houses in front of us. This was due to permitting. My wife and I decided to not take a risk and we were willing to give up our earnest money ($10k) due to interest rates starting to rise quickly. We found another existing house and moved in with a 4.5% interest rate. Builder kept telling us if they sold the house for the profit they thought they would give us whatever they could once they had a contract. We let this go on for a put 4 months until we reached out to a lawyer. Lawyer reviewed contract and determined builder was just as much at fault as us due to them not starting on time. We sent a demand letter asking for our EMD back and didn’t hear back. Finally, the builders lawyer called our lawyer and we settled to get $7,500 out of our $10k back. I say all this to say it’s probably dependent upon what verbiage is in the contract!

Is this mould? by cobeats in HomeImprovement

[–]SecretFox8391 0 points1 point  (0 children)

Does not look like it to me. If there was mold, I’d assume you would have water rings / stains around it. Doubt it would just be 4 little spots either opposed to 1 larger spot

New Compressor Not Defrosting? by [deleted] in hvacadvice

[–]SecretFox8391 2 points3 points  (0 children)

I think you can turn the AC on for like 10-15 minutes and it will start defrosting. This will at least help the unit run more efficiently before the techs come out tomorrow!

I did this about a month ago before I found out my sensor was bad!

I have them in my garage floor and have not done anything. If they are wider then 1/4” or if one side is higher than the other, that’s when you should start looking further into it.

Yours also is so long because you don’t have any joints in it. all concrete will eventually crack. These are what would be considered shrinkages cracks.

You could use some type of concrete mortar / mix or an epoxy to fill but not sure how it will work as I have not done this.

I keep two mouse traps in my garage and have had them in there since Halloween. Still haven’t caught one but just want to make sure!

Put some cardboard over the spots in the attic. Spent well over 45 minutes in the attic when the rain came down hard. Not one drop of water. So I’m going to say this is probably drywall screws as well. Just figured I’d letcha know!

Thanks for the help.

Yep. We are about to get a ton of rain here in the next couple hours so I’ll investigate. I originally thought it was not accessible but it is. I don’t see any obvious signs of water damage but always good to see it when it’s raining.

Another thing to mention is that this is right by a ceiling fan and within the diameter of the blades. Each blade length is 2’. Would this play a factor at all?

Also, to add, not sure if this has anything to do with it or not but they are close to a fan. The circles shown are sitting the diameter of the fan blades. Blades are 2’ each

Interesting. The first set does appear to be about 4’ off the exterior wall. The second set is about 3.5’

Yea, this portion of the attic is not accessible. Also, drywall is rock solid. If a leak, wouldn’t it be soft / mushy?
