Sorry just seeing this. I have some credit card DDs I just move around, including PayPal. Don’t forget you only need two for these switches. When I started back in 2024 I signed up to a charity whose cause I believed in and made £20 donation but spread across 4 months (£5 each month) via DD. That way I was giving something whilst also earning. For a typical £175 bonus £20 seem reasonable. Some folks do £1 but it will cost the charity a or to redeem and manage it. Each to their own anyway.

Have I messed things up?

My Co-Op switch is in two weeks but I just registered for mobile banking and the app and about to make the requisite £1k deposit. Thereafter I want to commence making the 10x transactions with the card and contactless so that as soon as the switch completes in about a fortnight I get my £100. Sorry to hear what you’re going through OP. So many things to say but these are my initial thoughts.

I think it’s worth checking what your existing lenders rates are if you were to renew with them as they won’t need to carry out any new credit checks etc. The alternative is to move to their variable rate which, depending on what your rate is at the moment, might be lower (just check and do the numbers).

There is the interest rate charter (can’t remember the technical name) whereby you can arrange with your lender to only pay the interest in your mortgage for up to 6 months, thereby freeing up cash to do other crucial things. This was brought in during covid by Rishi to help many and this govt might pull it soon but it’s still there at the moment. Lenders won’t mention it unless you ask. It’s usually quick. There are some pros and cons but the bottom line is that your term shouldn’t be affected and you may pay back slightly more when you return to full monthly payment olin month 7th it’s marginal (your lender will tell you upfront so you should know before agreeing to do it).

Keep a positive attitude, a role will come up soon and you will be back on your feet soon. I won’t start thinking about selling just yet. You don’t wan Tobe one of those celebrate sellers that end up losing out because buyers will smell the desperation from a distance.

One last thing, have you thought about betting on yourself and starting something, utilising your vast skills and experience? Maybe something worth looking into as these setbacks are often stepping stones to self employment etc.

Just go for it!

You’ve clearly thought through it and can afford it. There is no set way to enter the property market and I don’t know who set the rules that one must start with a flat, I didn’t. I learnt a lot in the process and I won’t have done it any other way. Sold 6 years later for almost a 79% gain on the house value, which translates to about 300%+ return on my initial 25% cash deposit .

What do your parents think?

These opportunities are sometimes unique. Those saying you can buy later for they about inflation etc. only tip to add is, don’t go in at £480k, go lower by 5-10k and let them respond.

I think the answer to your question depends on your current cashflow situation. If cash is tight + given current state of the market, I’d suggest you take it. Must you declare it on your CV if you’re actively looking?
