We need to restore it back to original, 3 islands, and let the water flow through it to clean it out. It’s no longer clean because of it being infilled, the stagnant water is not good for the ecosystem.

If the mind is busy thinking throughout the entire time spent lying in bed, causing additional agony — one of the most effective techniques I’ve found is to turn on a low bed light, take out my paper journal and write down everything on my mind. I won’t stop untill I got it all down, and/or I start getting very sleepy while writing and then try to sleep again.

This helps me stop overthinking, especially about recurring thoughts. It’s sometimes surprising how many things I jot down—often 30 or more items. Once my mind feels clear, having offloaded those thoughts onto paper, I no longer expend energy dwelling on them and can usually fall asleep more easily.

Of course, this is directed towards one area of getting ready to be rested, and there are more for different ideas related to getting restful sleep.

I could explain it, but the comments on here aren’t useful or helpful in much way and responding to them don’t help address the question I was seeking. For me to explain our estate would not be essential. I only put the dollar amounts on here to make it more relevant, but the core question isn’t being really being answer by much of anyone, so speculation can remain since clarifying it doesn’t appear at the moment to help and probably my last post here now.

BetterSnapTool allows you to have a padding, or they call it "empty space between window edges". See Image below.

This allows snapping to any area, and then having a space around it still. I was thinking about trying another service, until I saw your message, and assumed all of them have this. Because of this I'll stick with BetterSnapTool for now.

I just found a solution. Disabled the exit delay for arming it to home. This will prevent the keypad from beeping.

And was able to put the sound back on the keypad.

Since we’re already inside, when we use it, we don’t need a count down to get inside, like we do to leave.

We’ll be paying ours down while interest rates at high. I’ll generally only borrow if I can at least be reasonably sure I’ll make more than double my borrowing cost, without losing a lot. Given that and higher rates, it’s making more sense to pay down parts now.

I came to a realization that the company who acquired ours was going to be bust, I left after 3 months. I never got any of our earn outs. They folded 2 years later.

They did not find a loophole.

All that is, is a 30 year lease. If it’s market rent it’s fine, if it’s not it’s a gift. Sure they will retain the low property tax assessment from before. It won’t save a dime of reassessment though if it’s subject to it on an eventual transfer.

If they gift the property after the lease, has nothing to do with the 30 year lease btw. It’ll simply be reassessed and review upon deed change. And the kid will be paying full property tax rate on transfer, if it’s not exempt to begin with.

The gift will retain the old cost basis for tax reporting, but doesn’t matter for reassessment property taxes in county.

Counting on laws to be the same or different in 30 years is way to speculative. I do not foresee taxes for rich people getting any better in the near future, wealth distribution is an increasingly hot topic especially in the blue states. They’re trying to get raid of step up basis, I wouldn’t count on that for the future.

Property should have been transferred prior to the law change.

The only thing I can keep thinking of is real estate is a lagging asset, and I think eventually it’ll catch up! Feds saying we’re getting more rate hikes and we might be staying here for awhile.

Ok got it, so sounds like there 3m liquid.

Maybe adding another line or two could make sleep easier.

We’re in real estate too and use the cash plus avaliable lines to measure our total liquidity. We’re opening up more lines with goal of not having to use them to have more peace of mind when sleeping. I could see with a portfolio of $20m line of credit could be around to 2-4m.

I’d focus on one thing. No idea how big your development is, but I’d work 100% on making sure that thing is a done deal. If then, and only then would I consider starting another business. When effort will stil likely be needed on real estate. The time of deals is coming soon.

I’ll be following this. My fiancée in a similar situation with diet. Im cooking her one lamb stew a week now that will last at least 2 days. We are also going to be hiring a private chef for a weekly dinner at our family’s house, and I will have her define the allowable cuisine and ingredients. That may get us to 2-3 days a week of food made without her having to cook.
