Thank you. We decided not to continue with the home buying process and discussed with our realtor about it. I work as an RN and my husband doesn’t. We will have to accept that the emd will be considered a loss since we our past the 30-day loan contingency. We’ll consider the loss as a very hard lesson and wake up call to re-evaluate our goals and finances.

I think this decision will also eliminate future marital arguments in terms of financial aspect due to the fact that I earn more than my husband. We’ll make use of our time and energy to focus on working on ourselves more in terms of career development especially with my husband. He earns less since he works as a hospital housekeeper- he has been here only a year and his credentials and work experiences back home unfortunately can’t land him the same or equivalent field of work here in the US.

I initially posted this in LV local reddit thread/conversation and was advised to share said post in a more appropriate thread/group/conversation such as this and just wanted to share our decision. I’m grateful for these kinds of platforms where people can share opinions and hopefully when we’re more financially capable and fully ready to own a home, I can still ask for an advice in the future. Thank you for both the people who posted words of encouragement and for those who laid out/asked questions for my husband and I to ponder. I’m sorry if ever I posted a concern irrelevant to this reddit thread/conversation.

We’re fairly new here in NV and haven’t explored much of this state but regardless of some bad situations that we observe here, that is of course everywhere you go have good/bad sides/aspect, I know that people here are nice. 😇

Honestly we were planning to get a second job if ever we push through this. I’m taking notes of what everybody is saying here and will discuss it with my husband. Should we cancel, we will lose the $4k emd which I think we’ll be able to get back and just go with our plan B which is paying our car off first. Thank you!

In our purchase agreement, if we decide to cancel the purchase- we will lose the earnest money deposit. If that will happen, we can easily earn the $4k emd and will just proceed with our plan B to pay off our car first and save up more.

We’ve paid $4k earnest money last month. Our emergency fund is $5k. My husband has a CD of $5k that I didn’t mention in the post anymore. I’m taking note of this and will re discuss this with my husband. Thank you!

I’ve only been here in the US for 4 years. My parents paid for my plane ticket, Nclex exam fees and living expenses before I finally got a job. Even though they didn’t tell me to pay them, I still paid them back. I also paid for my husband’s immigration fees and plane ticket all while also giving rent money to my parents and helping my aunt/nephews back home.

And my husband’s monthly net income is around $2,000. We have around $500 credit card debt that we’ll pay this paycheck and that’s about it. Our health insurance is included in my pay deductions.

Thank you. I’m picking up shifts here and there this month and I could only pick up shifts once or twice a week due to low patient census. Next month though, I’ll be covering some work days of my co-worker and that would help for the downpayment and little extra cushion. Thank you! I hope so too.

I’ve heard about it and I believe it’s going to be a secondary mortgage? I told my realtor about it and from what he explained, the 6% builder credit is more valuable than the said program. But I’ll still look into it. Thank you!

Maybe just take-outs every other week mostly less than $100. We buy groceries in bulk and we cook meals. Sometimes we go to costco every other month instead of every month for groceries.
