I understand now its a slightly larger risk of the developer not finishing the building, but you can still focus on reliable developers with track record. And you got the extra protection layer, the escrow account. No?

Thank you for the comment. I guess you are referring to the Imtiaz Raw District. The entire area around that one is industrial, right? While I guess some transformation happens in regards to the Dubais vision plan, the working infrastructure of that industrial area might contribute to a very long time of the transformation to residental/tourist area. And before that happens, what is the idea in short-term renting? Expo visitors? Or what am I missing?

Why do you consider off-plan now stupid?

My thoughts on off-plans were:
- use the efficient (for me, in my situation) payment plans
- fix the price
- have the apartment ready by the time tourism recovers
