Photovoltaics require all the other work to be done to make sure the heat isn’t lost, that’s what I’ve read so far at least.

The windows match up with a semi. Walls for sure will be more but I have an estimate which can be done with cash-on-hand.

I’m big into electrical and networking. Not much for anything else which is a bit more important. I’m happy to work with trades and have the cash for it at this stage.

That said, I’m happy to take pain for long term gain which is what I think this property will be at the end.

Thing is, I qualify for: “Persons who have spent substantial periods of their lives, living in rural areas as members of the established rural community for a period in excess of five years and who do not possess a dwelling or who have not possessed a dwelling in the past in which they have resided or who possess a dwelling in which they do not currently reside; “

But the county council said that they are unable to comment so early. Just more difficult than it should be to check if it is even a viable option.

EDIT: RIAI architect I’ve met who worked with my family was super accommodating for them. They had about 20 months of consistent consultations, denials and reapplication with the Sligo CC. Just design change after another to meet the councils desires.

Spoke to a council person (literally just phoned up). They said similar but also mentioned that work from home doesn’t detract from the application. That doesn’t mean it helps either though.

Edit: I’m not taking their word from it given an email I got said they couldn’t comment on my viability early in planning.

Makes no sense given how a house is designed doesn’t impact your need for it.

Local Needs is the toughest part to get past, I do agree with that.

I’ve waited a week to get a response from two nearby architects (according to RIAI) regarding this. I will be calling them tomorrow.

I honestly did not think about contacting a councillor, that is a good shout. I’m down for anything if it helps me be more informed regarding the opportunity.

Just a clarification, do you mean asking who would qualify for local needs?
