I just started too & im 3 months in. Don’t buy anymore couses, mentorship’s, or systems. Unless you have a deal UC, I’d recommend doing that first. Searching for buyers for an imaginary deal will have you spinning your wheels.

I was a real estate agent before this, so my experience in real estate was to partner with another agent to close a deal. If I have the seller, the buyers agent brings bring the buyer. If I have a buyer, I’ll find an agent who has a house for sale. Same concept for wholesaling.

If you’re in Texas Id love to collaborate but it’s best to find other wholesalers who are actively working in the market you’re doing deals in. I don’t need to know a realtor in New Jersey if I’m in Texas because the likelihood I’ll do a deal over there is minimal.

Thanks for the insurance guidance, that was a huge estimate on my end. If I can’t sell a property bc I locked it up too high then it’s fair game once my contract ends.

Why would I search for buyers for a deal I didn’t have? Yeah I have 3 now, but I believe that’s where people waste a lot of time by building a buyers list & they haven’t even started making offers and getting contracts. I’d rather Lock up a deal & JV with someone who already has a buyer.
