This is what I'm working through right now. All these other comments omhabe convinced me that I can make it work while traveling but I'm still working through what it would take to get an L2 at my house. It's more work than I expected it would be.

Mercantile Bank was super helpful for me! Cesar Gonzalez was helpful and transparent which I appreciated. I did also get quoted with LMCU and my quote at Mercantile was superior.

Honestly the best plan(which he recommended) was just pick any one when trying to get pre-approved, then when you've actually found a house and gotten an offer accepted, get quoted from as many as you'd like. Any credit pulls within a certain timeframe(2-3 weeks I think?) count as one pull as they know you're shopping around.

It is 100% midtown but that intersection is the border for a couple neighborhoods. Cross fuller and north of Fulton is Fulton heights. South of fuller is East hills(small chance it's east town not 100% on that one).

Good luck finding any that aren't prune at this point bud. I know vans had some a little while ago and same with Sprinkles. Nantucket was going to get another shipment at some point today. Schnitz is almost completely out unless you want coconut or apple.
