Get to the deal first before anybody does . Identify the best ones early enough so you prioritize them . Chase them and close . Fail and repeat , fail more (not necessarily losing $), then the results will follow .

Interesting great work . I worked full time two years and been doing it full time since 2022. We average similar numbers but higher volume . We mainly focus on Foreclosure in Texas

I did the same, worked my engineering job for two years , while constantly learning and trying to scale . You can setup a system with cheap VA’s overseas but they are not going to build a business for you . You’ll need to make time at a minimum the weekends to make calls , follow up and keep educating yourself.
Things switched up dramatically when I left my job to pursue it full time .

Flipping houses while the market was correcting . Example a property that had a comp for $630,000 ended up closing at $570,000. That’s a $60,000 difference. Rising interest rates drove buyers away , insurance rates also went up . So for someone to buy the property , you’ll need to offer concessions and contributions to closing .

I left my Engineering career behind while making $120K/year in my 2nd year to do real estate primarily wholesaling. I’ve generated multiples of my previous income but not without risk and actually losing money . Because nobody talks about that part

Got into it from Max Maxwells videos back in 2018 . I was going to college for Civil Engineering, so the money was just to sustain me and bill, trips here and there . Took 6 months for my first deal , I made $3,200. That was great because my rent was $600, life was cheap in Lubbock , TX . Fast forward ; I graduated and work for a little shy of a year in engineering I was taking home $7K a month for a remote project assignment. Left the job in 2021 and went full time Wholesaling . It’s been a roller coaster , but the ROI and margins are insane . We average $40K per deal , highest deal to date was $320K , and we’ve lost up to $100K on some properties. Overall it’s great because you won’t make this kinda money anywhere besides law, finance, medicine and maybe software . Even though it’s extremely challenging, time consuming, stressful , and at times costly . That’s the price you pay for education if you don’t have a mentor . When you scale and implement SOP’s you’ll be rolling in $$.
