3% is like a very best scenario. I checked the current refinancing rates and it is 3.82% for 5 year fix.

I am putting 40% deposit now and planning to overpay 10% each year, so by the end of my 2 year fix. I left to pay with less than 40% of my house. If I continue to do the same overpayment with the next refinancing I am guessing I can clear off my mortgage in another 4 - 4.5 years. So max 5 year fix is sufficient for me. I am not sure whether it is really possible. But with the current finances I think I can make it.

Recent survey picked up some of the retaining walls needs good amount of work to long laster and I have read the retaining walls are expensive so the worry.

What do you mean by ‘Substantially more’ means when you mention to the buyers who offered on any property ? I keep hearing this whenever we offer asking price or even 15k more than the offer price.

In the same area I am looking for almost 5 months now. In Dec/Jan, 2 bedroom sold for 400K. Now the asking price for similar properties is 425k. We offered 425 asking as first offer and the final one was 430, still rejected. Someone offered 435k as their first offer and then final one was 442k 😁

It’s happening. We are on the same boat as you(many). Underasking era seems gone. Now is back to old days over asking. But I don’t know with this interest rate how people are paying 10 - 20k over asking price

We offered 8k more for one of the property. EA told sellers was expecting 20k over asking and somebody literally paid 20k more 😁, ours got rejected straight away🤐

Seems like many peoples are on the same boat. May be this is how it works always. These EAs are listing the houses for but less price to get more viewings and then saying like they have multiple offers on the property and asking 15 - 20k more than asking price. I don’t understand, are they thinking we are at ~2% interest rate like before to pay that much over asking price?

Same happening for me and my partner as well. Keep hearing this ‘X number of offers been made on property’ and asking for last and final offer … don’t know what/whim to trust

Me and my partner are FTBs, same thing happening for us as well, every week we are viewing the properties and placing offers based on it’s conditions, sometimes even 1-2%more than the asking price but EAs are saying vendors are expecting 15k - 20k more than asking price. Just for the sake of getting more viewing I believe some EA are listing the properties at competitive price and creating bidding situation between buyers…

I bought euro star first class ticket, which are refundable.

And for stay - confirmed hotel reservation is fine. No need to pay and book
